Job summary

Morgan Properties is seeking an Assistant Service Manager for the Preserve at Becket Ridge community in Ohio. You will lead the maintenance team, diagnose and repair issues, and coordinate on-call coverage for emergencies to meet company standards and laws.

The role offers a base pay of $24–$26 per hour, Monday–Friday 8am-5pm, with a sign-on bonus of $1500 and comprehensive benefits including healthcare, 401(k) with match, and vacation time.

Qualifications

• One-year certificate in a related field or equivalent education.
• 2-4 years maintenance or related experience.
• HVAC/EPA/CFC Certification preferred.
• Valid driver’s license and personal vehicle required.

Responsibilities

• Lead and mentor the maintenance team and troubleshoot repairs.
• Maintain on-call schedule and respond to emergencies.
• Inspect facilities and plan preventive maintenance.

We are seeking an Assistant Service Manager with a "Whatever It Takes" approach to join our Morgan Properties team at our Preserve at Becket Ridge location! In this full-time role, you will be responsible for ensuring that the physical aspects of this 216 unit communitymeet both company standards and applicable laws.

As the Assistant Service Manager, you will help to:

• Manage, develop, and mentor the team in diagnosing problems and making repairs.
• Provide expert knowledge and troubleshooting in areas such as HVAC, electrical, plumbing, pool maintenance, carpentry, dry walling, exterior structure, and appliance repair.
• Be Accountable for establishing and preparing a 24 hour on-call schedule for your team, and you must personally be available, always, in the event of snow, ice or other on-site emergencies.
• Manage and organize inventory of all maintenance materials.
• Establish an on-call schedule, preventive maintenance schedule, make ready schedule and general work order schedule for team.
• Regularly inspect community buildings, including vacant units.
• Complete tasks assigned by the Service Manager.

Compensation & Incentives

• Base Pay: $24.00-$26.00/Hr.
• Up to 50% Rent Discount
• Property Staff Shared Renewal Commissions
• On-Call Appreciation: $15/day for holding the on-call phone

What we’ll expect from you:

• Active and valid driver’s license and personal vehicle.
• HVAC/EPA/CFC Certification preferred.
• One-year certificate, 2-4 years of related experience, or equivalent education and experience.
