Description

Our national multi-family management company seeks an experienced Assistant Service Manager with a "Whatever it Takes" attitude to oversee the physical property, general maintenance repairs, apartment make-ready, preventative maintenance, and construction/rehabilitation projects for an apartment community. The ideal candidate must also handle groundskeeping and pool duties as needed.

Job Summary

This position, along with the Lead Maintenance Technician, is responsible for overseeing the physical property, general maintenance repairs, apartment make-ready, preventative maintenance, and construction/rehabilitation projects. Must be able to handle groundskeeping and pool duties as needed.

REPORTS TO: Community Manager and Service Manager

Essential Functions

• Respond to resident/management requests and work orders.
• Identify and correct hazardous property conditions.
• Perform preventative maintenance on equipment and units.
• Prepare vacant apartment units for move-in.

Qualifications

REQUIRED EDUCATION AND TRAINING

• High school diploma or equivalent.
• Two (2) years of multi-family experience or equivalent.

Knowledge, Skills, And Abilities

• Handle plumbing, tile work, HVAC, appliance repair, carpentry, electrical repairs, and all facets of apartment make-ready.
• Operate common maintenance tools.
• Apply common sense and understanding to instructions and plans.
• Excellent interpersonal skills for interaction with residents, vendors, contractors, employees, and clients.
• Read and write in English.
• Basic knowledge in compressor diagnosis, appliance repair, fire sprinklers, and irrigation systems.
• Knowledge of OSHA requirements and local ordinances.
• Supply own hand tools.

TRAINING/CERTIFICATES/ASSOCIATION MEMBERSHIPS

• HVAC/Freon Recovery certification or ability to become certified within 6 months.
• EPA Certified.
• Training in household repairs, plumbing, and mold detection preferred.
• Certified Apartment Maintenance Technician (CAMT) preferred.
• City or state certifications/permits for job responsibilities (e.g., pool operations).
