Job summary

Morgan Properties is seeking an Assistant Service Manager to maintain our community at the highest standards and foster positive relationships with residents and colleagues.

In this full-time role, you will guide the maintenance team, diagnose and repair HVAC, electrical, plumbing, pool maintenance, carpentry, drywall, exterior structures, and appliance issues. You must be available for on-call emergencies and on-site coverage.

Qualifications

• One-year certificate or equivalent education and experience.
• HVAC/EPA/CFC certification preferred.
• Experience diagnosing problems and mentoring a maintenance team.

Responsibilities

• Manage and mentor the maintenance team in diagnosing and repairing issues.
• Provide knowledge and troubleshooting for HVAC, electrical, plumbing, and related systems.
• Establish and manage 24-hour on-call and on-site emergency coverage.
• Organize inventory and schedules for preventive maintenance and work orders.
• Inspect community buildings and vacant units to ensure high standards.
• Complete tasks directed by the Service Manager.

Now hiring an Assistant Service Manager!

We are seeking an Assistant Service Manager with a "Whatever It Takes" approach to join our team! In this full-time role, you will be responsible for maintaining the community to the highest standards while building positive relationships with residents and colleagues. Your commitment to doing the right thing, communicating openly, and treating others with respect will help create a safe, welcoming, and well‑maintained living environment.

As the Assistant Service Manager, you will help to:

• Manage, develop, and mentor the team in diagnosing problems and making repairs.
• Provide expert knowledge and troubleshooting in areas such as HVAC, electrical, plumbing, pool maintenance, carpentry, dry walling, exterior structure, and appliance repair.
• Be Accountable for establishing and preparing a 24 hour on-call schedule for your team, and you must personally be available, always, in the event of snow, ice or other on-site emergencies.
• Manage and organize inventory of all maintenance materials.
• Establish an on-call schedule, preventive maintenance schedule, make ready schedule and general work order schedule for team.
• Regularly inspect community buildings, including vacant units.
• Complete tasks assigned by the Service Manager.

Compensation & Incentives

• Base Pay: $23.00 – $28.00/hour
• Up to 50% Rent Discount
• Property Staff Shared Renewal Commissions
• Morgan Essentials: $300 quarterly
• On-Call Appreciation: $15/day for holding the on-call phone

Hours & Schedule

• Monday – Friday: 8:00AM-4:30PM
• Paid rotating on-call participation required
• Must be available and prepared for emergency events

What we’ll expect from you:

• Active and valid driver’s license and personal vehicle.
• HVAC/EPA/CFC Certification preferred.
• One-year certificate, 2-4 years of related experience, or equivalent education and experience.

If you are hired at Morgan Properties, your overall compensation package will also be determined based on factors such as geographic location, skills, education, and/or experience which may result in total compensation outside of this range.
