Responsibilities

• Support and partner with the Regional Manager in portfolio oversight.
• Help increase income, reduce expenses, and grow NOI.
• Guide Property Managers on renewals, leasing, rent growth, collections, marketing, and policy adherence.
• Train and motivate site teams to achieve results.
• Visit communities and inspect units regularly.
• Ensure completion of site employee training.
• Review weekly, monthly, quarterly, and annual reports.
• Conduct move-in and renewal file audits.
• Assist with resident issues or potential legal concerns.

POSITION:Assistant Regional Property Manager for South St. Louis County, MO

PAY:$70,000-78,000 Annual Salary - Depending on Experience

Up to $6,000+ a year in Quarterly Bonus potential

SCHEDULE:Monday-Friday 8:30-5:30pm with (no weekends)

Essential Job Duties and Responsibilities:

• Support and partner with the Regional Manager in overseeing and managing their portfolio as directed.
• Assist in assuring the financial success of each property by making strategic decisions to increase income, decrease expenses, and grow NOI.
• Partner with and guide individual Property Managers on key duties, including capturing renewals, effective leasing, rent growth, bad debt collection, marketing and leasing, and adherence to Monarch policies, procedures, and best practices.
• Help train, guide, mentor, and motivate site teams to achieve desired results.
• Visit and inspect communities and vacant units regularly.
• Coordinate and ensure completion of all required site employee training.
• Complete thorough reviews of weekly, monthly, quarterly, and annual reports.
• Conduct monthly move-in and renewal file audits
• Assist property managers with challenging resident complaints or potential legal issues.

Preferred Knowledge, Skills and Experience:

• 4+ years’ experience in apartment property management.
• 1+ year experience managing multiple sites.
• Strong written and verbal communication
• Effective leadership
• Intermediate technical proficiency, demonstrating understanding and application of knowledge in:

• Property budgets and financial statements.
• Strong computer skills with proficiency in Microsoft Office and Industry software. (Yardi preferred)
• Local, state, and federal resident/property management laws/guidelines
• Fair housing and all legal requirements for leasing and marketing property/unit
• Local market forces (competitive properties, general knowledge within the region)
• Maintenance process and responsibilities
• Leading diverse teams to success through a strong, positive, motivational leadership style
• Conflict Resolution and timely problem-solving in an effective and respectful manner.
