Job summary

MJ Property Management, the property management division of White's Site Development, Inc., is seeking an Assistant Property Manager in Orlando, FL. You will own leasing functions and day-to-day operations, reporting to the Executive Team and collaborating with marketing to fill vacancies.

The role requires AppFolio expertise, knowledge of Florida rental law, and the ability to tour prospects, resolve resident concerns, or present occupancy numbers to leadership.

Qualifications

• Extensive AppFolio experience across leasing, accounting, maintenance, and reporting workflows.
• Knowledge of the Florida Residential Landlord and Tenant Act (Chapter 83), including notices, security deposits, and lease requirements.
• Solid understanding of Fair Housing laws (federal, Florida, and local) and their application in advertising, screening, and resident relations.
• Familiarity with tenant screening regulations, including the FCRA, and ADA reasonable accommodation requests.
• 2+ years in property management or leasing.
• Leasing experience with single-family, multifamily, and/or BTR properties.
• Social media and digital marketing experience.
• Strong written and verbal communication skills, including reporting to executive leadership.
• Highly organized, able to manage multiple properties and deadlines with little supervision.
• Able to work in office in Orlando, with occasional travel to properties.

Responsibilities

• Manage the full leasing cycle, from lead intake and showings to applications, screening, approvals, lease preparation, lease signing, and move-ins.
• Respond to inquiries quickly by phone, email, text, and online lead sources, and follow up consistently to turn prospects into residents.
• Conduct in-person, self-guided, and virtual showings for single-family homes, multifamily units, and BTR townhomes across Florida.
• Screen applicants consistently against company criteria, covering credit, background, income, and rental history.
• Prepare Florida-compliant leases, addenda, and move-in documents.
• Manage renewals by sending offers on time, recommending rent adjustments, and keeping good residents.
• Track and report on leasing activity: traffic, conversion rates, days on market, and occupancy.
• Work with the marketing team on leasing campaigns, promotions, and lease-up plans for new communities.
