Job summary

Sherman Associates is seeking an Assistant Property Manager for Groove Lofts in Downtown Minneapolis, a 216-unit community with 44 affordable and 172 market-rate units. This entry-level role supports the Property Manager and focuses on tenant service, operations, and budget awareness.

Ideal candidates have high school education, up to 2 years of residential real estate experience, and strong communication skills. Regular hours are Monday–Friday, with potential overtime as needed.

Qualifications

• 1-3 years of residential real estate experience or equivalent education/experience.
• Excellent verbal, written and presentation skills; effective with tenants and vendors.
• Knowledge of property management software (RealPage, Yardi, Lead2Lease, OneSite).
• Understanding of affordable housing programs (HUD/MFHA) preferred.
• Ability to read, edit, and communicate ledgers to residents.

Responsibilities

• Provide excellent customer service with focus on tenant retention.
• Operate within budget and meet deadlines; communicate conditions and improvements.
• Assist with marketing, rent collection, and reporting in RealPage/Lead2Lease.
• Ensure compliance with housing laws and company policies; respond to resident requests.
