Job summary

Sherman Associates seeks a Property Manager I to lead daily operations for Vine Street Lofts, Des Moines, IA. You will coordinate leasing, marketing, and resident relations while ensuring compliance with housing laws and company standards.

Ideal candidates have 1–3 years in residential real estate, with CAM/COS or similar certifications preferred and experience overseeing 50–100 units. Strong communication and budgeting skills are essential for success in this role.

Qualifications

• 1-3 years of residential real estate experience or equivalent
• CAM/COS or related certification preferred
• Proven track record overseeing 50-100 residential units preferred
• Excellent verbal, written and presentation skills
• Knowledge of HUD MFHA programs preferred
• Valid driver’s license and reliable vehicle required
• Familiarity with Real Page or similar PM software
• Office hours may vary by portfolio

Responsibilities

• Lead daily operations of assigned properties including leasing and marketing
• Manage resident/tenant relations and safety/security
• Ensure occupancy benchmarks and rent collections targets are met
• Maintain complete property files and compliance documentation
• Budget development and financial reporting
• Coordinate with corporate support and management company procedures
• Supervise on-site staff and recruit as needed
• Oversee maintenance and capital expenditure planning
• Ensure compliance with housing laws and program rules
