Job Description
The Assistant Property Manager's primary responsibilities include motivating and encouraging Leasing Consultants in leasing tasks; compiling, understanding, and utilizing market information on an ongoing basis; and preparing for advancement to Property Manager. The position reports directly to the Property Manager.
The primary focus shall include but not be limited to:
- Collect rent in a timely manner and ensure all revenue data is correctly posted in the accounting system.
- File evictions when applicable and stay informed of local laws and policies.
- Issue lease violations when necessary and work closely with the property manager to ensure community guidelines are met.
- Review and approve applications, ensuring proof of income and applications meet community qualification guidelines.
- Audit move-ins to confirm all applicable monies have been paid and leasing documents are executed and uploaded.
- Ensure current and scheduled billing for residents is accurate.
- Complete monthly reports following company guidelines.
- Familiarize with the property budget and coding, assist in preparing and uploading bills, and submit for approval.
- Troubleshoot and resolve resident issues before escalation to the property manager.
- Assist with leasing activities and conduct tours when necessary.
- Handle escalated service requests and work with the team to meet customer service standards.
- Collaborate with the property manager to meet occupancy and leasing goals.
- Assist with hosting resident events and maximizing renewals.
- May require working one weekend per month.
Qualifications
- Valid Driver's License
- 1+ years of experience in property management or real estate preferred
- High school diploma required; post-secondary education in business or property management preferred
Skills, Knowledge, and Abilities
- Excellent computer, verbal, math, and reasoning skills
- Strong negotiating and sales abilities
- Leadership, interpersonal, and organizational skills
- Effective time management and attention to detail
- Proficiency in Microsoft Office Suite and familiarity with property management software such as Onesite, Yardi, RealPage, etc.
- Knowledge of internet, email, social media for marketing
- Ability to handle multiple projects, work independently and in a team, and cope with stress
- Discretion to maintain confidentiality
- Flexibility to work evenings, weekends, and holidays as needed
