A well-established NYC-based owner/operator of residential rental properties in Manhattan is seeking an experienced Assistant Property Manager to join their growing team.

The ideal candidate will be hands-on, organized, customer-service driven, and capable of managing multiple priorities in a fast-paced residential environment.
Key Responsibilities:
- Assist the Property Manager with the daily operations of an 800-unit residential rental portfolio, ensuring buildings are operating efficiently and residents receive exceptional service.
- Serve as a primary point of contact for residents by responding to inquiries, addressing concerns, and resolving tenant issues promptly and professionally while fostering positive resident relationships.
- Manage the lease renewal process, including preparing renewal packages, tracking expirations, communicating with residents, and coordinating with the leasing team to maximize resident retention.
- Monitor tenant arrears and collections, follow up on outstanding balances, coordinate payment arrangements when appropriate, and maintain accurate collection records.
- Ensure compliance with all company policies, lease requirements, housing regulations, and required documentation while maintaining organized tenant files and records.
- Coordinate with maintenance staff, vendors, and contractors to ensure work orders, repairs, inspections, and resident requests are completed in a timely manner.
- Assist in preparing reports, maintaining operational records, tracking vacancies, move-ins, move-outs, and other property management documentation.
- Work closely with accounting and management teams regarding rent rolls, tenant balances, and operational updates.
- Perform extensive follow-up with residents, vendors, and internal departments to ensure issues are resolved from start to finish.
- Provide coverage for Property Managers throughout the portfolio during vacations, absences, or periods of increased operational need.
- Assist with special projects and other administrative duties to support the overall success of the property management team.
Qualifications:
- Previous experience as an Assistant Property Manager managing NYC residential rental properties is required.
- Strong understanding of residential property management operations, including leasing, lease renewals, tenant relations, arrears, collections, compliance, and resident retention.
- Excellent communication and interpersonal skills with the ability to build strong relationships with residents, vendors, and internal teams.
- Highly organized with exceptional attention to detail and outstanding follow-up skills.
