SUMMARY
The Assistant Property Manager is responsible for collection and posting of rent, delinquency management, move-out procedures, monthly reporting, resident services, and leasing. The Assistant Property Manager will also assist the Property Manager with duties related to property operations and compliance with company policy and applicable laws.
ESSENTIAL DUTIES AND RESPONSIBILITIES
- Responsible for posting of monthly rent, application fees, deposits, and collections received from residents into the company platform on a timely basis.
- Perform leasing duties including renewals as required.
- Collect monies due after move-out due to damages, additional cleaning charges, etc.
- Contact delinquent residents via letters and in person for payment, aiming for $0 due by month-end.
- File eviction paperwork with attorneys and attend court proceedings.
- Update computer system to reflect resident move-outs and ensure accurate occupancy records.
- Prepare all month-end reports, including occupancy, accounting, and Statement of Deposit Accounts (SODA).
- Stand in for the Property Manager if they are unavailable.
- Adhere to all company policies, including safety and Fair Housing regulations.
- Perform other duties as assigned.
QUALIFICATIONS AND SKILLS
- Minimum of 2 years experience as an assistant property manager in the multi-family industry.
- Knowledge of property management platforms preferred (e.g., Yardi, Entrata, Yieldstar, CRM).
- Experience in property accounting, rent collection, eviction processes, and managing delinquency.
- Apartment leasing experience is strongly preferred.
- Excellent communication skills, both verbal and written, along with strong relationship-building and customer service abilities.
- Ability to work efficiently in a fast-paced environment and multitask effectively.
- A valid driver’s license and automobile insurance may be required depending on the property.
