Job Description

The Assistant Property Manager's primary responsibilities include motivating and encouraging Leasing Consultants, compiling and utilizing market information, and preparing for advancement to Property Manager. This role reports directly to the Property Manager.

The main focus shall include, but not be limited to:

  1. Collecting rent timely and ensuring revenue data accuracy in the accounting system.
  2. Filing evictions when applicable, and staying informed of local laws and policies.
  3. Issuing lease violations as necessary and working with the property manager to enforce community guidelines.
  4. Reviewing and approving applications, ensuring proof of income and applications meet community guidelines.
  5. Auditing move-ins to confirm all payments and documentation are complete.
  6. Ensuring resident billing accuracy.
  7. Completing monthly reports per company guidelines.
  8. Assisting with budgeting, bill preparation, and uploads.
  9. Troubleshooting resident issues before escalation.
  10. Assisting with leasing activities and property tours.
  11. Handling escalated service requests to uphold customer service standards.
  12. Working with the property manager to meet occupancy and leasing goals.
  13. Supporting resident functions and renewal efforts.
  14. Availability to work one weekend per month.
Qualifications
  • Valid Driver's License
  • 1+ years of experience in property management or real estate (preferred)
  • High school diploma required; post-secondary education in business or property management preferred
Skills, Knowledge, and Abilities
  • Proficiency in computer skills, including Microsoft Office and social media marketing
  • Strong negotiation, sales, leadership, and organizational skills
  • Effective time management and attention to detail
  • Knowledge of property management software (e.g., Onesite, Yardi, RealPage)
  • Ability to handle multiple projects, work independently and in teams, and work flexible hours including evenings, weekends, and holidays
  • Capable of managing stress and maintaining confidentiality
