Essential Functions:
- Supports day-to-day oversight, maintenance, service, and management of all properties within portfolio including but not limited to commercial, residential, international, and/or domestic properties/assets.
- Serves as a primary contact for tenant maintenance requests and coordination.
- Evaluates maintenance requests and convert approved request into work orders. Ensure work orders are being completed in a timely manner and that KPI metrics are being met.
- Conducts weekly property walks to monitor and ensure all interior and exterior aspects of properties are maintained, up to code, and services are coordinated as needed.
- Prepares and maintains property and tenant files which include leases, abstracts, insurances, critical correspondence, and other related contracts. Coordinates with 3rd party firms to ensure accurate tenant information is transferred.
- Maintains property certification and inspection tracking including but not limited to fire life safety equipment, HVAC, backflows, critical equipment, etc.
- Develops and maintains positive relationships with tenants through effective communication, conflict resolutions, and proactive tenant engagement.
- Assist with rent collection, rent notices, tracking payments, and pursuing delinquent accounts.
- Ensures tenant and vendor certificates of insurances are current and up to date.
- Generates and broadcasts tenant notices regarding shutdowns, outages, building announcements, etc.
- Collaborates and coordinates with Construction team on tenant improvement projects.
- Assist with monitoring controlled property expenses and ensuring adherence to property budget.
- Obtains and coordinates bid proposals and/or service contracts from third party vendors. Oversees all third-party vendors who provide contracted services.
- Prepare purchase orders and invoices for all reconcilable services and supplies.
- Ensure invoices are processed with accounting with appropriate back-up documents and according to established procedures.
- Performs other related duties and projects as business needs require at direction of management.
Education and Experience:
- High School Diploma.
- Minimum two (2) years of Class A Office Property Management Experience
Special Requirements/Certification:
- California Real Estate Salesperson License, preferred
- Accredited Commercial Manager (ACoM), plus
Pay range: $26.06-$35.00/hr.
