The School at Spring Garden is a student housing community conveniently located near the University of North Carolina at Greensboro (UNCG) campus. We are dedicated to providing a comfortable and engaging living experience for students, offering a blend of privacy, community, and convenience in our vibrant living spaces.

We are seeking a dynamic, dedicated, and customer-oriented individual to join our team. The environment at The School at Spring Garden is laid-back and welcoming, but also fast-paced, ensuring that no two days are alike. This position is ideal for someone who thrives in an upbeat atmosphere and enjoys working in a student-focused community.

Role Description

The School at Spring Garden, a student housing community located near UNCG, is seeking an enthusiastic and detail-oriented Assistant Community Manager to join our team. In this role, you will play a key part in ensuring the smooth operation of the property while delivering exceptional service to both prospective tenants and current residents.

Key Responsibilities:
  • Day-to-Day Operations: Manage daily property tasks, ensuring all activities are completed efficiently and accurately.
  • Customer Service: Provide top-notch customer service to prospects and tenants by answering phone calls, responding to emails, and addressing inquiries.
  • Leasing and Tours: Conduct property tours for prospective residents, explain leasing options, and assist in leasing available units.
  • Unit Inspections: Walk and inspect units to ensure they meet quality standards and address any issues as needed.
  • Application and Move-In/Move-Out Processing: Process rental applications, handle move-ins and move-outs, ensuring all documentation and procedures are completed smoothly.
  • Maintenance Coordination: Manage and process maintenance work orders to ensure timely and efficient resolution of any maintenance issues.

Due to the nature of student housing, the busy season for this position typically spans May through September. During the months of July-August, the role will focus heavily on processing unit turns and managing a high volume of move-ins.

Qualifications:
  • Organized & Efficient: Strong organizational skills with the ability to manage multiple tasks and prioritize effectively in a fast-paced environment.
  • Proficient in Microsoft Word and Excel: Comfortable using Microsoft Office Suite, particularly Word and Excel, for daily operations, report generation, and communication.
  • Exceptional Customer Service: A professional and friendly demeanor with the ability to provide outstanding customer service to both prospective and current tenants.
  • Positive Attitude: A can-do attitude and a willingness to go above and beyond to support residents and the property.
  • Conflict Resolution & Problem-Solving: Strong ability to diffuse situations, manage conflict, and address concerns in a calm and effective manner.
  • Time Management: Able to balance a variety of tasks, ensuring that all duties are completed in a timely and efficient manner.
  • Team Player: Collaborative mindset and a strong work ethic with a focus on contributing positively to the team.
  • Flexible & Adaptable: Ability to adjust to changing demands, particularly during peak seasons (May-September) when the workload is more intense.
  • Work Hours: Ability to work Monday through Friday, 8:00 AM - 5:00 PM, with flexibility as needed during peak periods.
Preferred Experience:
  • At least 1 year of experience as a Leasing Consultant, Assistant Community Manager, or similar role in property management.
  • Preferred experience in student housing or a similar residential property environment.
Additional Qualifications:
  • Attention to Detail: Ability to spot issues and address them proactively, ensuring the property is well-maintained and all processes are followed.
  • Strong Communication Skills: Clear and effective communication, both verbal and written, to interact with residents, prospects, vendors, and team members.
  • Basic Knowledge of Property Management Software: Familiarity with property management systems (e.g., Yardi, RealPage) is a plus.
  • Ability to Handle High-Volume Tasks: Comfortable working under pressure, especially during peak seasons with a high volume of move-ins, inspections, and unit turns.
