Job Responsibilities
- Assist with the preparation of annual budgets for all LCAs and Condominiums.
- Coordinate scheduling and team attendance at property owner meetings.
- Oversee common elements of associations to ensure property owner satisfaction and standards.
- Supervise ROA Support Staff, including Landscape, Maintenance, and ARB.
- Conduct monthly field inspections of all LCA and Condominium properties and amenities for maintenance and safety.
- Follow up on work orders resulting from inspections.
- Assist with Reserve Studies for each LCA and set contributions based on budget requirements.
- Supervise and inspect subcontractor work for LCAs and Condominiums.
- Collaborate with property owner representatives to address amenities and budget concerns.
- Assist in drafting management policies to ensure fair resolutions for owners.
- Coordinate with governing agencies for property and amenity compliance.
- Maintain LCA and Condominium files and oversee correspondence, budgets, reports, and work orders.
- Address all owners' requests promptly.
- Oversee LCA and Condominium projects, including tracking spreadsheets and tasks.
- Approve accounts payable for payments.
Safety Responsibilities and Requirements
- Demonstrate and promote safety rules and guidelines in accordance with company and government standards.
- Provide safety training and conduct incident investigations, reviewing prevention measures.
- Participate actively in safety programs through meetings, training, and suggestions.
- Take personal responsibility for safety daily.
Qualifications and Experience
- Strong written and verbal communication skills.
- Proven leadership capabilities.
- Minimum of 2 years’ experience in real estate or property management preferred.
- Willingness to obtain a Community Association Manager (CAM) or Real Estate License within 180 days if not already certified.
- Excellent critical thinking, problem-solving, and public relations skills.
- Strong organizational, budgeting, project, and time management skills.
- Proficiency in Microsoft Outlook, Excel, Word, and strong mathematical skills.
- Ability to work independently and as part of a team.
- Capability to work in varying weather conditions and handle on-call emergencies.
- Ability to walk extensive property areas with different slopes.
- Valid GA driver’s license with a good record.
