Hive Apartments in Dallas, TX is seeking an Assistant Property Manager to support the Property Manager in driving daily operations and financial performance of the community. You’ll oversee on-site accounting, resident relations, move-ins, rent collections, inspections, and coordination with vendors to ensure a high-quality resident experience aligned with S2 Residential’s mission and standards.

Ideal candidates have at least two years of residential property management experience, CAM/ARM

Qualifications

• Minimum two years of residential property management experience as Assistant Property Manager.
• CAM or ARM certification is a plus and knowledge of industry standards.

Responsabilités

• Support and work with the Property Manager to ensure operational and financial success of the community.
• Oversee all on-site accounting functions.
• Collaborate with the Property Manager on occupancy, marketing, expense control, and delinquency.
• Assist in maintaining resident and employee experiences in line with S2 Residential values.
• Lead by example to create exemplary customer experiences for residents.

How you’ll make an impact:

• Support and work with the Property Manager to ensure the overall operational and financial successof thecommunity.

What you’ll do:

• Leadbyexampleonhowtocreateanexemplarycustomerexperienceforallfutureand existing residentsatthe community.
• Exhibit the ability to resolve any prospect or resident related concerns or objections asthey arise.
• Collectandaccountforallrentsandothermoniesowedbyapplicantsand residents.
• Collectallrentbythe5thofthemonthandcontinuecollectioneffortsforoverduerentdaily.
• Collectpastduebalancesfromformerresidentsandmanagedebtcollectioncompany relationship.
• Conductresidentmove-outapartmentinspectionsandcompletedepositaccounting.
• Maintainallresidentfiles,ensuringcompletenessandaccuracyofallpaperworkand documentation.
• Follow-upwithALLprospectsviaphonecall andemail.
• Processrental applications.
• Maintain a calendar of scheduled move-ins, ensuring all move-in appointments are completed and allapartmentsareinspected priorto dayofmove in.
• Ensurethecommunityisopenandreadyforbusinessatscheduledtimedailywithmorningopening duties completepriorto 9am.
• Maintains relationships with vendors, residents, team members and associates on a professionallevel at all times.
• InProperty Managersabsence,Assistant Property Manager aidsinmonitoringstaffforthe successfuloperationofthe community.

Qualifications:

• Twoyears+ofresidentialpropertymanagementexperienceasanAssistantProperty Manager.

• Abilitytolistenandunderstand goals.

• HaveacompleteunderstandingofFairHousingandknowledgeofotherlawsthatapplytoproperty management, such as Fair Credit Reporting Act, Americans with Disabilities Act,LandlordTenantLaw,and OSHA Standards.
• Valid driver license and auto liability insurance is required
• Must have reliable transportation

Our Hours:

9:00 a.m. to 6:0  0 p.m., Monday thru Friday; 10:00 a.m. to 5:00 p.m., Saturday; closed, Sunday. The Assistant Property Manager position requires the ability to work any of the seven days of the week, 52 weeks of the year. Hours of operation are subject to change on time of year and based on the Property’s needs and resident activities.

Physical Demands:

• Ability to climb up to four flights of stairs to access apartments.
• Ability to walk several acres to tour community.
• Some lifting; up to 25lbs.
• Ability to sit or stand for long periods at a time.
