Job summary

The Benoit Group LLC is hiring for an on-site property manager to oversee renovation coordination and maintain HUD/Section 8 compliance. You will manage move-in/out inspections, lease-file accuracy, and vendor relationships while supervising make-ready activities and rent collection.

Applicants should have at least two years of experience in affordable housing and a solid understanding of ARP audit processes. This role is on-site in Atlanta, GA, with a focus on timely, compliant operations.

Qualifications

• One-Site experience with affordable housing a plus

Responsibilities

• Handle all aspects of a renovation process
• Assist with turnkey schedules, renovation schedules, and make ready status board
• Review lease files for ARP lease file audit compliance
• Collect move-in monies and monthly rental payments on-site
• Execute evictions, utility cut-offs, and landlord liens for delinquent rents
• Obtain service contracts, manage vendor relations, process invoices, and obtain certificates of insurance
• Ensure lease files are complete and income documentation is accurate
• Walk the community regularly, inspect vacancies, and conduct move-in/move-out inspections
• Coordinate with maintenance and make-ready staff for timely turnovers
• Process invoices and security deposits per company policy
• Maintain liability awareness to prevent resident conflicts and property loss

• Perform collection of move-in monies and monthly rental payments on-site.


• Perform evictions, utility cut-offs and landlord liens as required on delinquent rents.


• Responsible for obtaining service contracts, vendor relations, process all vendor invoices and obtain certificates of insurance.


• Ensure lease files are complete and being executed properly with proper income documentation.


• Physically walk and inspect community on a regular basis; check on vacant units; conduct move in and move out inspections.


• Coordinate with maintenance and make ready staff to ensure timely turn of apartments after move-out.


• Process all invoices and security deposits as per company policy.


• Maintain liability awareness to avoid resident conflicts and property loss
