Job summary

Pennrose Management Company is seeking a Leasing Specialist in New York to market and lease assigned properties, coordinate events, and provide resident services. You will develop and implement policies to support property management under supervision.

Key duties include handling leasing activities, processing applications, maintaining deposits, and ensuring compliance with housing programs and laws. Requires travel between properties and a valid license.

Qualifications

• High School Diploma or equivalent.
• Bachelor’s Degree preferred.
• 2+ years experience in multi-family property management.
• Experience with Low Income Housing Tax Credit Program and/or HOPE 6 preferred.
• Knowledge of HUD programs including HOPE 6 and project-based Section 8.
• Proficiency in Yardi preferred.
• Proficiency in Microsoft Windows, including Microsoft Excel and Outlook.
• Excellent customer service skills.
• Requires a valid driver’s license, an insured vehicle, and the ability to travel (between properties).

Responsibilities

• Leads property tours and markets amenities.
• Tracks referrals and inquiries.
• Maintains reference materials on property features, vacancies, and promotions.
• Prepares leasing checklists and required forms.
• Reviews and screens applications for approval.
• Maintains filing systems for tenants, applicants, and vendors.
• Maintains deposit and rental collections.
• Mediates landlord-tenant disputes and responds to resident concerns.
• Uses maintenance software to track work orders.
• Inspects apartments for move-in/out conditions and turnover.
• Assists with annual inspections and recertifications.
• Remains compliant with laws affecting marketing and leasing (Fair Housing, etc.).
• Orders office supplies.
• Maintains regular office hours including weekends/holidays.
• Adheres to invoice approval policy.

Overview

Responsible for marketing and leasing assigned property, as well as providing resident services. Develops and implements policies and procedures to effectively manage property under the direction of the Property Manager and Regional Property Manager.

Pay range: $27 - $29/hour depending on experience.

Responsibilities

• Coordinating leasing events such as open houses, realtor tours, and resident promotional activities
• Assists with the development and implementation of resident servicesprogramming
• Maintains knowledge and awareness of corporate in/out migration, property competition, and other market conditions affecting leasing andoperations
• Manages property’s answering service, ensuring superlative customer service, up-to-date calling sequences, and accurate contactinformation
• Notifies residents of all issues affecting theirtenancy
• Files court documents for eviction and attends scheduled court hearings as Landlord’srepresentative
• Oversees security deposit administration including inspecting units to determine resident’s balance or refund, preparing disposition letters, and processing security depositreturns
• Assists Property Manager with maintaining building security measures, documenting incidents, and sending proper notification to management, owners, and insurancecarriers
• Maintains familiarity with all procedures and requirements of accounts payable and accountsreceivable
• Processes all property expenditures for Property Manager’s approval
• Maintains journal of administrative, facility-related, and market-driven property issues andconcerns
• Leads tours of property, showing vacant units and marketing propertyamenities
• Tracks and follows up with all referrals, walk-ins, and phoneinquiries
• Develops and maintains reference book detailing property’s unique features, amenities, size, vacancies, rental rates, and current leasingpromotions
• Prepares leasing checklist and package which includes all required forms, deposits, schedules, andinformation
• Reviews and screens all applications for Property Manager’s approval
• Maintains property’s filing system including tenant, applicant, accounting, and vendor and contractfiles
• Maintains deposit and rentalcollections
• Monitorslandlord-tenant relations and mediates disputes whennecessary
• Responds to resident concerns and complaints.Counselsresidents and provides referrals to appropriateagencies
• Utilizes maintenance software program to enter in and track workorders
• Inspects apartments for move-in/out condition and turnoverstatus
• Assists Property Manager with conducting and documenting annual unit inspections and annual recertification ofresidents
• Assists Property Manager with reassessing property and completing competitive marketinganalysis
• Remains current on and compliant with policies and laws affecting the marketing and leasing of the property, including the Company’s leasing agreement, Landlord Tenant code, Fair Housing laws, and other applicablelaws

• Maintains regular daily office hours ensuring adequate coverage on weekends andholidays
• Maintains strict adherence to invoice approval policy. Position does not have authority to purchase any goods orservices

Qualifications

Required Education and Experience:

• High SchoolDiplomaor equivalent
• Bachelor’s Degree preferred

• Ability to work periodic flexible hours is required. Ability to travel by plane and automobile is required.
