Job summary

Pennrose Management Company in Savannah, GA is seeking a Marketing and Leasing Coordinator responsible for marketing and leasing the assigned property, and providing resident services. You will develop and implement policies and procedures to effectively manage the property under the direction of the Property Manager and Regional Property Manager.

The role offers a pay range of $21–$22 per hour, with salary determined by experience.

Qualifications

• High School Diploma or equivalent
• Bachelor’s Degree preferred
• 2+ years’ experience in multi-family property management
• Knowledge of HUD programs including HOPE VI and Section 8
• Proficiency in Yardi
• Proficiency in Microsoft Windows, Excel and Outlook
• Excellent customer service skills
• Valid driver’s license and ability to travel between properties
• Ability to work periodic flexible hours and travel by plane or automobile

Responsibilities

• Coordinating leasing events such as open houses and tours
• Assists with resident services programming
• Maintains knowledge of market conditions affecting leasing and operations
• Manages property phone/answering service and ensures accurate contact information
• Notifies residents of issues affecting tenancy
• Files court documents for eviction and attends court hearings as Landlord’s representative
• Oversees security deposit administration including inspections and refunds
• Maintains building security measures and notifies management/owners/insurers
• Maintains accounts payable/receivable procedures
• Processes property expenditures for approval
• Maintains leasing reference materials and marketing promotions
• Leads tours showing vacant units and marketing amenities
• Tracks referrals and inquiries
• Prepares leasing checklists and required forms
• Reviews applications for approval
• Maintains filing system for tenants, applicants, accounting, vendors
• Maintains deposits and rental collections
• Mediates landlord-tenant disputes
• Responds to resident concerns and provides referrals
• Uses maintenance software to track work orders
• Inspects move-in/out and turnover status
• Assists with annual inspections and recertification
• Assists with competitive marketing analysis
• Stays compliant with leasing laws and company policies

Overview

Responsible for marketing and leasing assigned property, as well as providing resident services. Develops and implements policies and procedures to effectively manage property under the direction of the Property Manager and Regional Property Manager.

Responsibilities

• Coordinating leasing events such as open houses, realtor tours, and resident promotional activities
• Assists with the development and implementation of resident servicesprogramming
• Maintains knowledge and awareness of corporate in/out migration, property competition, and other market conditions affecting leasing andoperations
• Manages property’s answering service, ensuring superlative customer service, up-to-date calling sequences, and accurate contactinformation
• Notifies residents of all issues affecting theirtenancy
• Files court documents for eviction and attends scheduled court hearings as Landlord’srepresentative
• Oversees security deposit administration including inspecting units to determine resident’s balance or refund, preparing disposition letters, and processing security depositreturns
• Assists Property Manager with maintaining building security measures, documenting incidents, and sending proper notification to management, owners, and insurancecarriers
• Maintains familiarity with all procedures and requirements of accounts payable and accountsreceivable
• Processes all property expenditures for Property Manager’s approval
• Maintains journal of administrative, facility-related, and market-driven property issues andconcerns
• Leads tours of property, showing vacant units and marketing propertyamenities
• Tracks and follows up with all referrals, walk-ins, and phoneinquiries
• Develops and maintains reference book detailing property’s unique features, amenities, size, vacancies, rental rates, and current leasingpromotions
• Prepares leasing checklist and package which includes all required forms, deposits, schedules, andinformation
• Reviews and screens all applications for Property Manager’s approval
• Maintains property’s filing system including tenant, applicant, accounting, and vendor and contractfiles
• Maintains deposit and rentalcollections
• Monitorslandlord-tenant relations and mediates disputes whennecessary
• Responds to resident concerns and complaints.Counselsresidents and provides referrals to appropriateagencies
• Utilizes maintenance software program to enter in and track workorders
• Inspects apartments for move-in/out condition and turnoverstatus
• Assists Property Manager with conducting and documenting annual unit inspections and annual recertification ofresidents
• Assists Property Manager with reassessing property and completing competitive marketinganalysis
• Remains current on and compliant with policies and laws affecting the marketing and leasing of the property, including the Company’s leasing agreement, Landlord Tenant code, Fair Housing laws, and other applicablelaws
• Ordersoffice supplies
• Maintains regular daily office hours ensuring adequate coverage on weekends andholidays
• Maintains strict adherence to invoice approval policy. Position does not have authority to purchase any goods orservices

Qualifications

Required Education and Experience:

• High SchoolDiplomaor equivalent
• Bachelor’s Degree preferred
• 2 or moreyear’s experiencein multi-family property management
• Experience with Low Income Housing Tax Credit Program and/or Hope 6preferred
• Knowledge ofHUD programs including but not limited to HOPE 6 and project-based Section8
• Proficiency in Yardi preferred
• Proficiency in Microsoft Windows, including Microsoft Excel and Outlook
• Excellent customer service skills
• Requires a valid driver’s license, an insured vehicle, and the ability to travel (between properties)

Working Conditions:

• Ability to work periodic flexible hours is required. Ability to travel by plane and automobile is required.
• Ability to work at property locations within or near transitionalneighborhoods
• Ability to climb stairs, take elevators, bend, squat and reachoverhead.
