Job summary

Richard is seeking an Assistant Project Manager in Iron Mountain, MI to lead day-to-day efforts on assigned projects. You will prioritize tasks, assess risk, and ensure delivery within budget, timeline, and quality while complying with federal regulations and client requirements.

You will coordinate resources and stakeholders, driving successful project outcomes. The role supports hospital construction and other healthcare, data center, and critical facilities projects with a culture that values

Qualifications

  • Bachelor's degree in Construction Management or Civil Engineering is required.
  • 5-10 years' experience with a hard-bid general contracting company.
  • Experience in federal sector projects.
  • Experience in healthcare projects.
  • Proficiency in Microsoft Office, Adobe and Bluebeam.
  • Willingness to work any shift (1st/2nd/3rd).
  • Davis Bacon-Prevailing wage or Union project experience.
  • Able to pass background check and drug test.
  • Desire to grow with the company and receive mentorship.

Responsibilities

  • Supervise project start up and close-out processes.
  • Provide leadership for controls including costs, planning, scheduling, and supervision.
  • Communicate with the project team to maintain schedule, safety, budget, and quality.
  • Plan quality processes: pre-activity meetings, material management, incident reports.
  • Develop and review RFIs and change orders; produce project schedules.
  • Create 3-week look-aheads and related documents.
  • Communicate with home office, Owner, and Subcontractors.
  • Draft contracts and negotiate terms and subcontractor compliance.
  • Understand owner contracts, subcontracts, and purchase orders.
  • Manage subs in hard-bid capacity and enforce scope.
  • Oversee schedules, SOVs, org charts, and submittal approvals (DIV 01-33).
  • Coordinate equipment, labor, permits, and third-party requirements.
  • Lead internal and owner project meetings; manage content and BIC.
  • Build P6 schedules with cost/resource loading and reports.
  • Manage performance indicators, P&L, change orders, vendor pay.
  • Handle terms and conditions, stop-work orders, FAR/VAAR/AIA clauses.
  • Manage warranty, commissioning, CPARS, PPQ, and client satisfaction.
