Job summary

Richard is actively seeking an Assistant Project Manager to lead day-to-day project activities in Iron Mountain, MI. You will manage budgets, timelines and quality while coordinating with owners, subs and internal teams to deliver successful results.

The role requires strong legal and contract knowledge, field leadership, effective communication, and the ability to handle multiple priorities across hospital construction schedules.

Qualifications

  • Bachelor’s degree in Construction Management or Civil Engineering.
  • 5-10 years’ experience with a hard-bid general contracting company.
  • Understanding of construction materials, means, methods and building systems.
  • Experience in healthcare and federal sector projects.
  • Proficiency with MS Office, Adobe and Bluebeam.
  • Willingness to work 1st, 2nd, or 3rd shifts for hospital construction.
  • Ability to pass a background check and a drug test.
  • Desire to grow with mentor-driven company.

Responsibilities

  • Supervise project start up, project completion, punch list identification and entire close-out process.
  • Provide leadership for controls including costs, planning, scheduling, engineering, supervision and personnel management.
  • Communicate and coordinate with all project team members to maintain schedule, safety, budget and quality control.
  • Plan and organize quality processes such as work planning, pre-activity meetings, material management, incident reports and corrective actions.
  • Write and comprehend RFIs, potential change orders, project schedules.
  • Create 3-week look-aheads and other project documents.
  • Clearly communicate to home office, Owner and Subcontractors.
  • Write contracts, negotiate scope, terms and conditions, subcontractor and owner compliance.
  • Manage owner contracts, subcontracts and purchase orders.
  • Manage subs in hard-bid capacity understanding subcontractor relationships.
  • Oversee subcontractor scope and enforce contracts.
  • Manage schedules, SOVs, org charts, management plans, submittal review and approval for DIV 01–33.
  • Oversee equipment, labor and materials mobilization including permits and 3rd party requirements.
  • Run internal and owner project meetings - develop content, manage BIC, etc.
  • Experience building P6 schedules with cost and resource loading.
  • Manage sub and self-performance production, adjust craft staff as needed to expedite schedule.
  • Manage P&L, change orders, KPIs, lead/lag measures and vendor pay apps.
  • Manage T&Cs, stop work orders, VAAR, FAR, AIA and related clauses.
  • Manage warranty, commissioning, CPARS, PPQ and client satisfaction.
