Job summary

Richard, Purpose Builders, is hiring an Assistant Project Manager to lead day-to-day project activities and ensure delivery within budget, schedule, and quality across healthcare and other complex projects. You will coordinate with owners, subs, and home office, while balancing risk and rewards to drive successful outcomes.

You will manage multiple teams, write contracts, review submittals, and lead meetings, with a strong emphasis on communication, safety, and compliance in a fast-paced

Qualifications

• Bachelor’s degree in Construction Management or Civil Engineering.
• 5-10 years’ experience with a hard-bid general contracting company.
• Experience in healthcare and federal sector projects.
• Experience with Davis Bacon-Prevailing wage or Union projects.
• Ability to pass a background investigation and a drug test.
• Willing to work shifts (1st, 2nd, or 3rd) due to hospital construction timelines.

Responsibilities

• Supervise project startup to close-out.
• Lead costs, planning, scheduling, and personnel management.
• Coordinate with project team to maintain schedule, safety, budget, and quality.
• Prepare and review RFIs, change orders, schedules, and 3-week look-aheads.
• Communicate clearly with home office, Owner and Subcontractors.
• Manage schedules, submittals, and DIV 01–33 documentation.
• Oversee equipment, permits, and third-party requirements.
• Lead internal and owner project meetings and develop content.
• Build P6 schedules with cost/resource loading and reporting.
• Manage P&L, changes, and vendor pay applications.
• Ensure compliance with VAAR, FAR, AIA clauses.
• Oversee warranty, commissioning, CPARS, PPQ, and client satisfaction.
