Job summary

Valiant Residential is seeking an Assistant Maintenance to support the maintenance supervisor and help keep the property safe and well‑maintained. You’ll collaborate with the leasing team to maximize renewals and leasing opportunities while following Valiant policies.

This hands‑on role requires experience in basic electrical, plumbing, carpentry, and HVAC, a high school diploma, EPA certification, and a valid driver’s license. Some travel and weekend work may be required as needed.

Qualifications

• A minimum of two years of full‑time experience in apartment maintenance or a trade that requires basic knowledge of electricity, plumbing, carpentry, painting, and HVAC is required.
• High school diploma or equivalent. Technical Certification is a plus.
• EPA (refrigerant, transition, and recovery certification)
• Must possess strong verbal and written communication skills in English to effectively interact with team members, residents, vendors, and other stakeholders. Bilingual in Spanish is a plus.
• Own a basic set of hand tools.
• Valid driver’s license with good driving record and auto insurance.
• Ability to perform work responsibilities at other locations and ability to travel within major metropolitan areas with possible overnight stays in other cities.
• Ability to work some weekends as needed.

Responsibilities

• Complete service requests within 24 hours.
• Manage the system for handling resident service requests and schedule on‑call rotation.
• Follow company policies and applicable laws (ADA, Fair Housing, OSHA).
• Assist in distributing flyers and other materials.
• Keep safety materials current and monitor property conditions.
• Maintain records of preventive maintenance and make‑ready status of vacant units.
• Schedule and perform routine maintenance on equipment and inspect tools.
• Diagnose and repair electrical, plumbing, HVAC, appliances, and related systems.
• Handle on‑call duties and standby emergency schedules.
• Assist in preparing the property for inspections.
• Perform additional duties as assigned by the property manager or Regional Community Supervisor.
