Job summary

Epic Asset Management in Lynnwood, WA is seeking an Assistant Maintenance Supervisor to support the Maintenance Supervisor in overseeing maintenance and repair operations across properties. This role combines hands‑on tasks with directing maintenance staff to keep facilities, equipment, and grounds in excellent condition for residents.

Responsibilities include inspecting facilities, assigning duties, obtaining contractor bids, purchasing supplies, ensuring daily cleaning, and logging work orders

Qualifications

• High school diploma or equivalent required; technical coursework preferred.
• Minimum of one year of maintenance experience in residential or commercial settings.
• Knowledge of plumbing, electrical, HVAC, and general maintenance techniques.
• Strong problem-solving skills and ability to troubleshoot maintenance issues.
• Excellent communication and customer service skills.
• Ability to work independently and as part of a team.
• Strong organizational skills and attention to detail.
• Proficiency with property management software for work order tracking.
• Ability to prioritize tasks and manage time effectively.

Responsibilities

• Assist in inspecting facilities and equipment to determine maintenance needs, required supplies, and personnel assignments.
• Assign and oversee maintenance staff duties, including repairs, renovations, and cleaning.
• Obtain bids from outside contractors and oversee contracted maintenance work when necessary.
• Purchase building maintenance supplies and equipment in the absence of the Maintenance Supervisor.
• Ensure all common areas are cleaned and maintained daily.
• Manage a daily garbage removal protocol throughout the property.
• Perform routine maintenance tasks, including minor painting, plumbing, electrical work, and general repairs.
• Complete and document resident work orders in the property management system.
• Notify management of any major repairs or system upgrades needed.
• Maintain exterior community areas, including landscaping, sidewalks, driveways, etc.
• Follow all safety guidelines and ensure compliance with company policies and procedures.
• Other duties as assigned.
