Morgan Properties is seeking an Assistant Maintenance Manager to lead a team of technicians at Blair Mill Village East in Horsham, PA. The role focuses on HVAC troubleshooting, preventive maintenance, and hands-on repairs across a high-volume community.

You will mentor staff, manage schedules, and participate in a 24-hour on-call rotation to ensure resident satisfaction and property performance. A driver’s license, HVAC/EPA/CFC exposure, and leadership experience are required.

Qualifications

• Active and valid driver’s license and access to personal vehicle.
• Minimum 3 years of maintenance experience, preferably in multifamily or related settings.
• HVAC/EPA/CFC Certification preferred, with hands-on experience required.
• Experience leading a team in a fast-paced environment is a plus.
• Comfortable with technology platforms including mobile apps, email, and training systems.

Responsibilities

• Lead and mentor technicians and Make-Ready staff in diagnosing problems and repairs.
• Oversee daily work orders, unit turns, and preventive maintenance at a high-volume property.
• Provide expert HVAC, electrical, plumbing, appliance, carpentry, and related repairs.
• Participate in a 24-hour on-call schedule for emergencies.
• Manage inventory and scheduling for preventive maintenance and work orders.

As the Assistant Service Manager, you will help to:

• Manage, develop, and mentor a team of technicians and make-ready staff in diagnosing problems and making repairs.
• Support and help oversee daily production schedules, including work orders, unit turns, and preventative maintenance across a high-volume community.
• Provide expert knowledge and troubleshooting in areas such as HVAC, electrical, plumbing, appliances, carpentry, dry walling, exterior structure, and repairs related to top service drivers.
• Be accountable for supporting and participating in a 24-hour on-call schedule for your team, including availability during weather-related or on-site emergencies.
• Manage and organize inventory of all maintenance materials to ensure efficiency and readiness.
• Establish and support on-call scheduling, preventive maintenance schedules, make ready schedules, and general work order scheduling for the team.
• Regularly inspect community buildings, including vacant units.
• Complete tasks assigned by the Service Manager.

Comp ensation & Incentives:

• Base Pay: $24.00 – $28.00 / hour
• Up to 50% Rent Discount
• Property Staff Shared Renewal Commissions
• On-Call Appreciation: $15/day for holding the on-call phone

What we’ll expect from you:
