Assistant Maintenance Manager (Maintenance)

As the Assistant Maintenance Manager, also known as Assistant Service Manager, you will assist in overseeing physical assets, general maintenance, apartment make-readies, preventive maintenance, and construction or rehabilitation projects for the property.

Essential Job Functions:

  • Use electronic systems and schedules to prioritize and respond to service requests within 48 hours, and assist in monitoring completion.
  • Oversee and ensure implementation, adherence, and documentation of preventive maintenance programs per BH guidelines.
  • Maintain the grounds and appearance of the property daily.
  • Perform repairs or replacements of appliances, plumbing, HVAC, electrical systems, and other maintenance requests within scope.
  • Coordinate with the office team and Maintenance Supervisor on weekly apartment make-ready schedules, ensuring all repairs, cleaning, and prep are completed for move-in readiness.
  • Provide backup support in the absence of the Maintenance Supervisor.
  • Identify and report hazardous conditions and liabilities, assisting in their correction.
  • Assist in determining supply and equipment needs, managing budgets, and obtaining necessary approvals.

Minimum Qualifications/Skills:

  • At least one year of progressive maintenance and safety experience.
  • One year of experience with heating and air conditioning systems.
  • Knowledge of local, state, and federal building codes and compliance.
  • Understanding of building maintenance, repair, preventive maintenance, irrigation, pool systems, and appliance repair.
  • Positive, team-oriented attitude and ability to work with diverse groups.
  • Own industry-specific hand tools.
  • Reliable attendance, punctuality, and dependability.
  • Valid driver’s license or reliable transportation.

Desired Qualifications/Skills:

  • Construction experience including foundations, framing, roofing, plumbing, and electrical is preferred.
  • HVAC certification or ability to obtain.
  • E.P.A Certification (Type II or 410A) or ability to obtain.
  • CPO (Certified Pool Operator) or ability to obtain.

Work Schedule: Generally 9 am - 6 pm, Monday through Saturday, with some overtime and on-call rotation based on property needs.
