Job Responsibilities

As the Assistant Maintenance Manager, also known as Assistant Service Manager, you will assist in overseeing the physical assets, general maintenance repairs, apartment make-readies, preventive maintenance, and construction or rehabilitation projects for the property.

Essential Job Functions:
  1. Use electronic systems to prioritize and respond to service requests within 48 hours, monitoring completion.
  2. Implement and document preventive maintenance programs per company guidelines.
  3. Maintain the grounds and appearance of the property.
  4. Repair or replace appliances, plumbing, HVAC, electrical systems, and other maintenance requests within scope.
  5. Coordinate with the office team and Maintenance Supervisor on apartment make-ready schedules, ensuring all repairs are completed for move-in readiness.
  6. Provide backup support in the absence of the Maintenance Supervisor.
  7. Identify and report hazardous conditions to management.
  8. Manage supplies, equipment needs, and maintenance budgets, obtaining necessary approvals.
Minimum Qualifications/Skills:
  • At least one year of progressive maintenance and safety experience.
  • One year of experience with heating and air conditioning systems.
  • Knowledge of local, state, and federal building codes and compliance.
  • Understanding of building maintenance, repair, preventative maintenance, irrigation, pools, and appliance repair.
  • Positive attitude and ability to work with diverse groups.
  • Own industry-specific hand tools.
  • Dependability, punctuality, and a valid driver’s license or reliable transportation.
Desired Qualifications/Skills:
  • Construction background including foundations, framing, roofing, plumbing, electrical.
  • HVAC certification and EPA certifications (Type II, 410A).
  • CPO (Certified Pool Operator) certification or ability to obtain.
Work Schedule:

Typically 9 am - 6 pm, Monday to Saturday, with some overtime and on-call duties based on property needs.
