Assistant Field Supervisor

Salary Range: $25.00 To $31.25 Annually

The Assistant Field Supervisor supports the day-to-day field operations, maintenance, cleanliness, safety, and staffing of assigned residential properties. Working under the direction of the Field Supervisor, this position provides hands‑on oversight of porter and maintenance activities, assists with staff coordination and quality‑control inspections, and performs general building maintenance and repairs as needed. The role serves as a working field leader and helps ensure properties are maintained in a safe, clean, professional, and first‑class manner consistent with company standards. The Assistant Field Supervisor will conduct all business in accordance with company policies and procedures and applicable NYC, state, and federal laws and regulations, including OSHA, ADA, and Fair Housing requirements.

The ideal candidate combines practical building‑maintenance experience with strong leadership, communication, organization, and problem‑solving skills. The Assistant Field Supervisor must be able to move between assigned sites, respond to changing operational priorities, support staff in the field, and communicate effectively with residents, management, vendors, contractors, and inspectors.

Essential Duties and Responsibilities
  • Assist the Field Supervisor with the daily oversight, direction, and coordination of porter and maintenance staff across assigned properties and shifts.
  • Conduct regular site visits and inspections to verify cleanliness, maintenance quality, safety, staff coverage, and compliance with company and building standards.
  • Provide hands‑on support to porter and maintenance staff when needed to maintain service levels, complete assignments, and address urgent building needs.
  • Assist with training, coaching, retraining, and mentoring employees regarding work quality, safety, appearance, professionalism, customer service, and company procedures.
  • Help monitor daily staffing coverage, assignments, schedules, attendance, and operational priorities; promptly report coverage or performance concerns to the supervisor.
  • Perform general repairs, preventative maintenance, and routine building inspections.
  • Respond promptly and professionally to resident maintenance requests and work orders/service tickets.
  • Troubleshoot and complete basic repairs involving plumbing, electrical, HVAC, appliances, carpentry, painting, plastering, doors, locks, cabinets, fixtures, walls, ceilings, flooring, and general hardware.
  • Assist with apartment turnovers and make‑ready work, including repairs, painting, cleaning, and general improvements.
  • Monitor the condition of common areas, apartments, grounds, building systems, equipment, tools, and maintenance spaces and report deficiencies or major repair needs.
  • Assist with grounds maintenance, trash collection, snow removal, seasonal work, and other property‑maintenance duties as operationally required.
  • Perform quality‑assurance checks and report progress, deficiencies, safety concerns, code issues, equipment failures, and unresolved work to management.
  • Assist management with compliance inspections and regulatory requirements, including HPD, DOB, FDNY, DEP, OSHA, Local Law requirements, housing quality standards, and other applicable requirements.
  • Coordinate and communicate with property management, building staff, contractors, outside vendors, residents, and inspectors regarding access, repairs, shutdowns, scheduling, and building conditions.
  • Maintain accurate records of inspections, completed work, preventative maintenance, service requests, work in progress, apartment make‑ready status, incidents, and other required operational information.
  • Assist with documenting employee coaching, incidents, performance concerns, and other field matters for review by the supervisor or management.
  • Ensure staff follow company policies, building procedures, safety requirements, operational protocols, and applicable union rules.
  • Follow all workplace safety procedures and OSHA requirements; properly use PPE and immediately report workplace injuries, hazardous conditions, and safety incidents.
  • Provide courteous, professional, and respectful service to residents, visitors, vendors, inspectors, coworkers, and clients.
  • Assist with building emergencies and after‑hours operational or maintenance issues, including evenings, weekends, and holidays as needed.
  • Assist with setting porter schedules and daily assignments, including timely garbage collection, building readiness, and coverage needs across assigned locations.
  • Assist with scheduling, assigning, monitoring, and tracking maintenance requests and work orders in RealPage; follow up on outstanding items and elevate unresolved or recurring issues to the Field Supervisor or management.
  • Support oversight and coordination of mold abatement, remediation, and related repairs, including follow‑up to confirm required work has been completed.
  • Monitor construction, contractor, and vendor activity at assigned properties to ensure compliance with site and safety protocols, including keeping hallways, basements, exits, and common areas clear and safe.
  • Be present for tenant evictions and other property‑related proceedings when required by management and in accordance with company procedures.
  • Work with the Inventory Manager and maintenance team to monitor supply levels and help maintain adequate materials for routine maintenance, emergency repairs, unit turns, and compliance‑related work.
  • Assist with staff assignments and repair coordination for HQS, Section 8, HPD, and other regulatory inspection or compliance‑related tasks.
  • Conduct daily walkthroughs of assigned properties to identify and address cleanliness, maintenance, safety, security, and building‑readiness concerns.
  • Maintain effective and professional communication with residents, vendors, contractors, city agencies, inspectors, Property Management, and community stakeholders regarding assigned operational matters.
  • Promptly identify, document, and report significant safety hazards, building conditions, potential violations, staffing concerns, and other operational risks to the Lead Supervisor or management.
  • Perform other job‑related duties and responsibilities as assigned by management.
Minimum Qualifications
  • High school diploma or GED required.
  • Minimum of three (3) years of residential building maintenance, superintendent, facilities, handyman, or related experience preferred.
  • Prior lead, supervisory, or team‑coordination experience preferred.
  • Working knowledge of plumbing, electrical, carpentry, painting, plastering, boiler/heating systems, HVAC, appliances, and general building maintenance.
  • Strong leadership, customer service, conflict‑resolution, communication, organizational, and problem‑solving skills.
  • Ability to read and interpret procedures, work instructions, manuals, work orders, and inspection requirements and to prepare routine reports and incident documentation.
  • Ability to work independently with minimal supervision while also working effectively as part of a team.
  • Ability to multi‑task, prioritize assignments, and respond effectively in high‑pressure or emergency situations.
  • Ability to use email, mobile devices, scheduling systems, work‑order management systems, and basic computer applications.
  • Ability to communicate effectively and professionally in English; bilingual skills are a plus.
  • Valid job‑related certifications are a plus.
  • Able to write required reports.
  • Able to work 40 hours; weekly schedule may change as required.
  • Flexible schedule required, including weekends, holidays, emergency coverage, and travel between assigned properties as operationally required.
Physical Demands and Work Environment
  • Able to operate equipment, machinery and tools (wrenches, hammer, broom, snips, hand trucks, step ladders, blowers, shovels, etc...).
  • Constantly required to be on feet/standing.
  • Regularly required to communicate with staff, visitors and residents.
  • Frequently is required to use hands or fingers, handle or feel objects, tools, or controls.
  • Frequently required to walk; sit; balance; crouch; push and pull objects; bend; and reach with hands and arms. Climb ladders and stairs.
  • Must be able to regularly lift and/or move up to 75 pounds; and occasionally lift/carry up to 100 pound (heavier lifts will normally be made with the assistance of a co‑worker).
  • Close vision, distance vision, and the ability to adjust focus.
  • Work environment includes climatic exposure to heat and cold (outside work), noise, vibration, heights, enclosed spaces, cleaning agents, dust and other household irritants.
