Job Description

As the Assistant Facility Project Manager, you will support the Project Managers while managing your own smaller-scale projects, taking responsibility for project performance including cost, schedule, quality, and project status. You will manage project phases—initiating, planning, executing, monitoring and controlling, and closing—coordinate project tasks, budgets, and stakeholders, and follow project management principles and best practices. You will also be involved in subcontractor negotiations, liaising with owners, engineers, and sub-trades, as well as managing technical and financial aspects of contracts. Your responsibilities include ensuring projects are completed safely, on schedule, within budget, and in compliance with contracts, project management standards, company policies, procedures, legislation, and labor requirements.

Key Job Functions

  • Oversee and be responsible for recurring repairs and involvement with planned and funded capital improvement projects for the facility.
  • Prepare vendor contracts and bid competitively to ensure high-quality, cost-effective services per client requests.
  • Understand budgets, budget variances, and basic financial reporting necessary for managing project finances.
  • Manage the operation, scheduled and unscheduled maintenance, and repair of equipment and systems, including:
    • Electrical systems and equipment, including emergency generators
    • Mechanical, plumbing, energy management control systems (EMCS), HVAC systems
    • Fire suppression and life safety systems
    • Service request desk operations, record keeping using a computerized maintenance management system (CMMS)
    • Electric and hydraulic systems such as vehicle barriers, dock levelers, and doors
    • Roof and roofing systems
    • Minor structural and architectural repairs, including carpentry and patching
    • Elevator and vertical transportation systems
    • Child care center playground equipment
    • Janitorial services
    • Grounds maintenance
    • Pest control services
    • Energy management systems

Qualifications

  • Experience managing facilities of at least 800,000 square feet with similar complexity.
  • Five (5) years of recent experience in managing and supervising complex facility operations and maintenance, including janitorial services.
  • Project Management Professional (PMP) certification required.
  • Demonstrated skills in managing organizations that operate and repair complex mechanical, electrical, and plumbing systems.
  • Ability to perform quality control inspections and provide routine status reports to clients.
