Job summary

The role focuses on feasibility analyses, market intelligence, and rigorous financial modelling to drive investment decisions. You'll collaborate with internal units and external consultants, prepare investment memos and reports, and communicate findings with clarity in English and Chinese.

Qualifications

• Bachelor’s degree in real estate, construction, engineering, architecture, QS, business, or finance.
• 3–5 years in property development, construction, PM, or consultancy/QS/design.
• Experience in Hong Kong property development and local planning familiarity preferred.
• Proactive, detailed-oriented, and able to work independently.
• Strong analytical and financial modelling skills; Excel proficiency.
• Understanding of property development lifecycle and project delivery.
• Excellent written and verbal English and Chinese (Cantonese & Mandarin).
• Familiarity with project management or design software is a plus.
• Enthusiastic about using AI tools to streamline workflow.

Responsibilities

Feasibility Studies & Valuation:

Conduct financial modeling, residual valuation, and feasibility analyses for land acquisitions, public tenders, and redevelopment opportunities.

Statutory & Land Matters:

Coordinate and process land administration matters, including lease modifications, land exchanges, premium negotiations, and other statutory submissions as required.

Market Research & Intelligence:

Perform comprehensive market research, track property trends, and leverage AI research tools to gather competitive intelligence and analyze transaction data for strategic insights.

Project Planning & Coordination:

Collaborate closely with internal business units and coordinate with external consultants, statutory bodies, and key stakeholders to align project objectives and advance submissions.

Management Reporting:

Prepare clear investment memos, valuation reports, and executive presentation materials for senior management and committee reviews.

Requirements

Bachelor’s degree in Real Estate, Construction Management, Engineering, Architecture, Quantity Surveying, Business, Finance, or a related discipline.

3 – 5 years of relevant experience in property development, construction, project management, or professional services (consultancy, QS, design).

Experience in Hong Kong property development and familiarity with local planning and approval processes is strongly preferred.

Proactive, detailed-oriented, and able to work independently with minimal supervision.

Strong analytical and financial modelling skills; proficiency in Excel and feasibility/cash flow modelling tools is highly regarded.

Solid understanding of property development lifecycle, project delivery, and basic construction principles.

Excellent organizational, problem-solving, and multi-tasking abilities in a fast-paced environment.

Clear written and verbal communication skills in English, and Chinese (Cantonese and Mandarin), and ability to prepare professional reports and presentations.

Familiarity with project management or design software is a plus.

Enthusiastic about using AI tools (e.g. Copilot, ChatGPT, Doubao, DeepSeek) to streamline workflow and improve daily productivity.
