Job summary

Fairstead ESC LLC is seeking an Assistant Property Manager for an affordable housing property in Memphis. The role supports the Property Manager in daily operations, including administrative, financial, and resident-relations tasks to ensure compliance and performance.

Responsibilities include assisting with HUD and REAC processes, maintaining vendor and tenant communications, and overseeing rent collection and lease renewals. Strong knowledge of Yardi and MS Office is preferred.

Qualifications

• Two (2) years of experience in affordable housing leasing or property management.
• Knowledge and experience in the local residential market.
• Experience with EIV and Yardi.
• Proficient in Microsoft Office Suite.
• Strong written and verbal communication skills.
• Able to learn and work with property management applications.
• Quick learner and great attitude.

Responsibilities

• Assists Property Manager to ensure compliance in all aspects of HUD 4350.3 Handbook.
• Executes intervention strategies for tenants non-compliant with lease requirements.
• Assists in preparing the property for REAC reviews and related inspections.
• Documents lease violations and coordinates evictions.
• Promotes resident satisfaction and retention by addressing questions and service requests.
• Ensures maintenance team responds to resident requests promptly.
• Oversee lease renewals and rent collection processes.
• Create purchase orders in Yardi and manage basic transactions.
• Answer calls, messages, and emails promptly within 24 hours.
• Perform other duties to maintain workflow.
