Related Affordable is seeking an Assistant Community Manager to support daily operations of an 87-unit senior affordable housing community in Decatur, IL. The role covers leasing, marketing, rent collection, and resident relations to sustain a high-quality living environment.

The ideal candidate has 2+ years in property management, familiarity with affordable housing programs, and experience with RealPage/OneSite/Yardi/JD Edwards.

Qualifications

• 2+ years property management experience, preferably in affordable housing.
• Familiarity with affordable housing programs (e.g., Project-Based Section 8, LIHTC) and compliance requirements.
• Ability to obtain a leasing license within 120 days of hire.
• Experience with property management software RealPage, OneSite, Yardi or JD Edwards (or similar).
• Excellent communication and interpersonal skills with a commitment to customer service.
• Proactive problem-solving mindset with passion for creating great living experiences.
• Demonstrates confidentiality and professionalism when handling sensitive issues.
• Accountability and reliability; ownership of projects with attention to detail and collaborative approach.

Responsibilities

• Complete leasing activities, marketing efforts, resident recertifications, and general administrative duties to ensure efficient community operations.
• Handle accounts payable and receivable, aid in rent collection, and assist in managing delinquencies to maintain financial health.
• Address resident concerns promptly and professionally, fostering a positive living environment; assist in organizing resident appreciation and retention events.
• Ensure adherence to affordable housing program requirements (e.g., HDC, HCR, HUD, LIHTC) by maintaining accurate records and supporting compliance audits.
• Collaborate with maintenance staff to ensure timely and high-quality property upkeep, contributing to a safe and pleasant living environment.
• Assist in preparing reports to monitor community performance and identify areas for improvement.
