Job summary

Great Lakes Management Co. in Jordan, MN is seeking a part-time Assistant Community Manager to support a 55+ apartment community. The role is 20 hours per week with a flexible schedule, but hours must be during 8am–4pm on-site.

The ideal candidate will have property management experience, RealPage proficiency, and strong MS Office skills. Responsibilities include leasing support, tours, work-order coordination, inspections, and invoicing. Living within 30 minutes of the property is required.

Qualifications

  • Property management experience is required.
  • RealPage and/or property management software experience required.
  • Working knowledge of Word, Outlook and Excel.
  • Knowledge of basic property management accounting practices and procedures.
  • Knowledge of basic building maintenance, landscaping and grounds and housekeeping practices.
  • Must possess a valid driver’s license and access to a vehicle with insurance.
  • Must reside within 30 minutes of the property.

Responsibilities

  • Maintain current knowledge of apartment floor plans, availability, rates, and features.
  • Assist Campus Manager in processing applications and lease paperwork; schedule lease signings.
  • Review renewal leases in RealPage.
  • Conduct tours with prospects and manage waiting list.
  • Coordinate work orders; communicate with residents and maintenance; schedule vendors.
  • Inspect common areas and apartments; document inspections.
  • Enter data into RealPage for completed work orders and invoices.
  • Assist in emergencies and after-hours calls as needed.
  • Answer the rental office phone and share property information with the public.
  • Foster positive resident relations and communicate resident reports to the Campus Manager.
  • Review Rent Roll, Tenant Ledger and Lease Expiration Reports for accuracy.
  • Code and submit invoices in RealPage for payment; resolve payables with vendors.

  • Assist the Campus Manager in monitoring client files to ensure that the leasing staff is quickly processing the application, has obtained all required lease-related paperwork, and scheduled the lease signing.

  • Must possess a valid driver’s license, acceptable driving record and access to a vehicle and the state-mandated level of automobile insurance.
  • Must reside within 30 minutes of the property.
