Job summary

Transforming Age's CIRC Area Manager in Bellevue oversees the day-to-day operations of Ashwood Court, a flagship affordable housing community. Responsibilities include leasing, rent collection, resident relations, compliance with LIHTC/HUD, and coordinating maintenance and staff.

You will support multiple communities, lead a small on-site team, ensure fair housing practices, and assist with inspections and funder reviews.

Qualifications

• Strong organizational skills and ability to manage deadlines across multiple communities.
• Excellent verbal and written communication with residents, staff, and partners.
• Knowledge of LIHTC/HUD compliance and Fair Housing practices.
• Experience leading or guiding a small on-site management team.
• Familiarity with property management software platforms (MRI, Yardi, Boston Post).
• Working knowledge of Microsoft Office 365 applications (Word, Excel, Outlook, Teams, PowerPoint).
• Understanding of Washington State landlord-tenant requirements and housing regulations.

Responsibilities

• Manages day-to-day operations of the assigned community, including leasing, rent collection, resident communication, and supervision of staff.
• Provides operational support and guidance on leasing, delinquency management, compliance, and documentation standards.
• Conducts site visits to review curb appeal, leasing activity, resident services, and overall operations.
• Ensures adherence to company policies, forms, reporting standards, and timelines.
• Keeps lease terms, rules, and policies fair, consistent, and compliant.
• Identifies recurring issues and communicates needs to the Regional Community Manager.
• Assists with strategies to maximize occupancy and reduce vacancies.
• Supports preparation for file reviews, funder inspections, and agency audits.
• Recognizes workflow barriers and recommends improvements to management.
• Prepares for inspections, agency visits, owner reviews, and leadership site walks.
• Responds promptly to resident inquiries and escalates safety concerns as needed.
