Job summary

Gorman & Company, LLC is seeking an Area Maintenance Supervisor to support seven multifamily affordable housing communities in the Denver area. You will mentor on-site teams, lead complex repairs, and coordinate vendor work while ensuring safety, inspections, and capital projects stay on track.

Ideal candidates bring 5+ years in maintenance, strong HVAC/plumbing/electrical skills, and proficiency with RealPage or similar software.

Qualifications

• Five+ years in property or building maintenance.
• Experience training and mentoring maintenance staff.
• Strong HVAC, plumbing, electrical, and carpentry skills.
• Experience coordinating vendors and capital projects.
• Proficient with property management software e.g., RealPage.

Responsibilities

• Coach, train, and mentor on-site maintenance teams to raise performance.
• Troubleshoot and complete complex repairs across systems.
• Oversee escalated service requests and ensure timely resolutions.
• Coordinate daily maintenance, make-readies, inspections, and seasonal upkeep.
• Manage vendor relationships, bids, and capital projects.

**Join our team as an Area Maintenance Supervisor in the Denver area!** Gorman & Company is looking for an experienced Area Maintenance Supervisor to support our portfolio of 7 multifamily affordable housing communities throughout the Denver area. You’ll serve as a trusted resource for on-site maintenance staff, providing training, technical guidance, and extra support when needed while ensuring repairs, inspections, and projects are completed safely and efficiently. **What You’ll Do*** Coach, train, and mentor on-site maintenance team members, providing hands-on support and guidance to build skills, improve performance, and maintain consistent standards across properties.* Assist with troubleshooting and completing complex repairs involving HVAC, plumbing, electrical, appliances, carpentry, drywall, and other building systems.* Oversee escalated service requests and complex maintenance issues, working with on-site teams to ensure timely resolutions and excellent resident service.* Coordinate daily maintenance operations, apartment make-readies, preventative maintenance, property inspections, and seasonal upkeep.* Manage vendor relationships, coordinate contractor work, and assist with capital improvement projects, including scheduling, bids, and quality control.* Monitor maintenance budgets, inventory, and work orders using property management and maintenance systems to track progress, prioritize work, and maintain accurate records.* Promote a safe, well-maintained portfolio by supporting regulatory inspections, enforcing safety standards, and communicating significant maintenance concerns and project updates to leadership. **What You’ll Bring*** At least five years of experience in property management maintenance, building maintenance, or a related trade.* Demonstrated experience training, mentoring, and supporting maintenance team members, with the ability to communicate clearly and adapt your approach to different skill levels.* Strong technical knowledge of HVAC, plumbing, electrical, appliances, carpentry, and general building repairs, with the ability to troubleshoot issues and provide hands-on assistance.* Experience coordinating vendors, prioritizing service requests, managing apartment make-readies, and overseeing maintenance projects across multiple properties.* Strong computer skills and the ability to learn and navigate property management, maintenance, and project management software; RealPage or similar platforms preferred.* EPA Type II or Universal certification required.* A valid driver’s license, insurable driving record, and ability to participate in escalated after-hours emergency response as needed. **Why Work With Us at Gorman*** Competitive salary of $78,000–$85,000 annually, plus eligibility for an annual discretionary bonus.* Generous paid time off, including 18 days of PTO and 11.5 paid holidays.* Comprehensive benefits, including medical, dental, vision, short- and long-term disability, and additional coverage options.* Plan for your future with a 401(k) featuring a 6% company match.* Enjoy additional perks, including paid parental leave, lifestyle spending accounts, pet insurance, and an Employee Assistance Program.* Make a meaningful impact by supporting communities and helping create quality housing for residents while growing your career with a nationwide affordable housing leader.
