Job summary

Gorman & Company is seeking a hands-on Maintenance Technician for our Steamboat Springs, CO community. Join a team responsible for plumbing, electrical, HVAC, and appliance repairs, with on-call rotation and a resident-first approach to service.

You will handle exterior maintenance, perform make-readies, and conduct safety inspections while collaborating with vendors and contractors to keep the property in top condition.

Qualifications

• Minimum 2 years in property management maintenance or related trades.
• Knowledge of plumbing, electrical, basic HVAC, and appliances.
• Valid driver’s license and insurability.
• Bilingual English/Spanish preferred.
• On-call emergency rotation participation.
• High school diploma or equivalent required.
• EPA HVAC Type II or EPA Universal certificate preferred.

Responsibilities

• Perform daily maintenance for plumbing, electrical, HVAC, and appliances.
• Maintain exterior and seasonal prep tasks such as fall cleanup and snow removal.
• Conduct daily property walks to ensure cleanliness and safety.
• Respond to routine and emergency maintenance requests promptly.
• Prepare vacant apartments for new residents using make-ready checklists.
• Inspect buildings and grounds to maintain safety and curb appeal.
• Maintain common areas and coordinate with vendors/contractors.

What You'll Be Doing

• Complete daily maintenance and repairs for plumbing, electrical, HVAC, and appliances.
• Maintain exterior of the property along with tackling seasonal prep such as fall cleanup or snow removal.
• Perform daily property walks to keep everything clean, safe, and looking sharp.
• Respond promptly to routine and emergency maintenance requests when assigned.
• Prepare vacant apartments for new residents using make-ready checklists.
• Inspect buildings and grounds to maintain safety, cleanliness, and curb appeal.
• Maintain common areas, exterior spaces, and grounds.
• Communicate with vendors and contractors.

What You'll Bring

• Minimum of two years of previous experience in property management maintenance, building maintenance, or related trade.
• Working knowledge of plumbing, electrical, basic HVAC, and appliance repair.
• Valid driver’s license and ability to meet insurability requirements.
• Bilingual (English/Spanish) preferred.
• Ability to participate in the on-call emergency rotation schedule.
• Strong customer service skills with a resident-first mindset.
• High school diploma or equivalent required.
• HVAC-EPA (Type II), or EPA Universal preferred.
