Gorman & Company is seeking a Maintenance Technician for Sunlight Crossing in Steamboat Springs, CO. This full-time, on-site role covers plumbing, electrical, HVAC, and appliance maintenance, with a focus on keeping residents safe and comfortable.

You will handle make-ready tasks, on-call rotations, and collaborate with vendors, while contributing to the property’s curb appeal and safety. Competitive pay plus benefits.

Qualifications

• Minimum of two years of experience in property management maintenance, building maintenance, or related trade.
• Working knowledge of plumbing, electrical, basic HVAC, and appliance repair.
• Valid driver’s license and ability to meet insurability requirements.
• Bilingual English/Spanish preferred.
• Ability to participate in on-call emergency rotation schedule.
• Strong customer service skills with a resident-first mindset.
• HVAC EPA Type II or EPA Universal preferred.

Responsibilities

• Complete daily maintenance and repairs for plumbing, electrical, HVAC, and appliances.
• Maintain exterior of the property and seasonal prep tasks like fall cleanup or snow removal.
• Perform daily property walks to keep everything clean, safe, and looking sharp.
• Respond promptly to routine and emergency maintenance requests when assigned.
• Prepare vacant apartments for new residents using make-ready checklists.
• Inspect buildings and grounds to maintain safety, cleanliness, and curb appeal.
• Maintain common areas, exterior spaces, and grounds.
• Communicate with vendors and contractors.

What You'll Be Doing

• Complete daily maintenance and repairs for plumbing, electrical, HVAC, and appliances.
