Position Summary

The HVAC Technician is responsible for the installation, inspection, troubleshooting, repair, preventive maintenance, and efficient operation of heating, ventilation, air conditioning, refrigeration, and related mechanical systems throughout the resort.

This position plays a critical role in maintaining a comfortable, safe, and positive guest experience. The HVAC Technician will respond promptly to guest-room and public-area HVAC concerns while also performing scheduled preventive maintenance and supporting the overall Engineering Department.

The ideal candidate will have strong HVAC troubleshooting skills, excellent communication, attention to detail, and the ability to work independently while supporting the Maintenance team as needed.

Essential Responsibilities

HVAC Operations & Maintenance

• Inspect, troubleshoot, repair, and maintain HVAC systems throughout the resort.
• Diagnose heating, cooling, ventilation, refrigeration, and temperature-control issues.
• Respond promptly to HVAC work orders, with priority given to guest-room and guest-impacting issues.
• Perform preventive maintenance on HVAC equipment according to established schedules.
• Maintain and repair air handlers, rooftop units, split systems, heat pumps, exhaust fans, pumps, thermostats, controls, and related equipment.
• Monitor equipment performance and identify potential failures before they become major problems.
• Perform filter changes, belt inspections/replacement, coil cleaning, lubrication, and other routine HVAC maintenance.
• Assist with seasonal startup and shutdown of HVAC systems.
• Support emergency repairs and after-hours calls when required.

Guest Rooms & Guest Service

• Respond quickly and professionally to HVAC-related guest complaints.
• Enter and complete work orders accurately and communicate the status of repairs.
• Minimize guest disruption while completing repairs.
• Maintain a clean and safe work area after completing repairs.
• Communicate professionally with guests and hotel employees when entering occupied rooms.
• Understand that HVAC performance directly impacts guest satisfaction and hotel service scores.

Resort & Building Systems

• Support HVAC needs in guest rooms, meeting rooms, restaurants, kitchens, offices, public areas, and other resort facilities.
• Assist with troubleshooting building automation and temperature-control systems.
• Work closely with the Maintenance team on plumbing, electrical, mechanical, and general building repairs when needed.
• Assist with capital projects, renovations, equipment replacements, and system upgrades.
• Help evaluate aging equipment and identify opportunities for repair, replacement, or improved efficiency.

Safety & Compliance

• Follow all OSHA, EPA, state, local, and company safety requirements.
• Properly handle refrigerants and maintain required refrigerant documentation.
• Maintain required HVAC certifications and licenses.
• Follow lockout/tagout and other established safety procedures.
• Properly use personal protective equipment and maintain a safe work environment.
• Report unsafe conditions, equipment failures, and potential hazards immediately.

Documentation & Communication

• Complete work orders accurately and in a timely manner.
• Document repairs, parts used, equipment conditions, and follow-up requirements.
• Communicate recurring or major equipment issues to the Maintenance Director.
• Maintain accurate records of preventive maintenance.
• Communicate parts and material needs before equipment failures become critical.
• Participate in Engineering meetings and daily work-order reviews as assigned.

Physical Requirements

• Ability to stand, walk, bend, kneel, climb ladders, and work in confined or elevated areas.
• Ability to lift and carry tools, equipment, and parts as required.
• Ability to work in hot, cold, humid, and other environmental conditions.
• Ability to work safely from ladders, lifts, rooftops, mechanical rooms, and other maintenance areas.
• Ability to respond to emergency maintenance situations when required.

Schedule & Availability

This position requires flexibility to support a 24-hour resort operation. The HVAC Technician may be required to work weekends, holidays, varying shifts, and participate in an on‑call or emergency response rotation based on operational needs.

Key Objective

The HVAC Technician is responsible for helping ensure that every guest room and resort facility has reliable, comfortable, and properly functioning HVAC systems. The position should take ownership of HVAC issues from initial work order through completion, documentation, and follow‑up.

HVAC Tech: Required Qualifications

• Previous professional HVAC experience, preferably in a hotel, resort, commercial, institutional, multifamily, healthcare, or similar environment.
• Strong knowledge of HVAC systems, controls, electrical components, refrigeration, and mechanical systems.
• Ability to troubleshoot HVAC problems using appropriate diagnostic tools and equipment.
• EPA Section 608 certification or ability to obtain certification as required.
• Ability to read equipment manuals, wiring diagrams, and technical documentation.
• Basic computer skills and ability to use electronic work‑order systems.
• Valid driver's license if required for the position.
• Ability to work independently and prioritize multiple work orders.

Preferred Qualifications

• Hotel or resort engineering experience.
• Experience with large commercial HVAC systems.
• Experience with boilers, chillers, cooling towers, pumps, air handlers, rooftop units, and building automation systems.
• Experience with commercial refrigeration.
• Electrical troubleshooting experience.
• Experience working with kitchen HVAC and exhaust systems.
• Experience with preventive maintenance programs.
• HVAC license or additional trade certifications.
