Job summary

Windsor Communities in Alexandria, VA, is seeking a Service Manager for Windsor Kingstowne. Be responsible for routine maintenance across HVAC, plumbing, electrical, and carpentry, while leading a maintenance team and coordinating with the property management group.

You will manage work orders, vendor relations, and on-call handling, ensuring safety, compliance, and high resident satisfaction. A strong background in multi-site maintenance is preferred.

Qualifications

  • Minimum 5 years in apartment maintenance or related field.
  • Minimum 2 years in supervisory role.
  • EPA Type II preferred or able to certify within 90 days of start date.
  • CPO preferred or able to certify within 90 days of start date.

Responsibilities

  • Perform routine maintenance including plumbing, electrical, HVAC, carpentry, and appliance repairs.
  • Complete work orders and close within 24 hours; use Yardi.
  • Prepare vacant units for new residents; coordinate make-ready with vendors/contractors.
  • Respond to emergency repairs; participate in on-call rotation; weekends required.
  • Conduct preventive maintenance on equipment and systems (HVAC, plumbing, electrical, Fire & Life Safety).
  • Ensure safety compliance and PPE usage; maintain a clean, safe work area.
  • Manage inventory; issue purchase orders and process invoices.
  • Maintain records of maintenance activities and daily rounds; use computers and smart devices.
  • Interact with residents professionally; coordinate with contractors and suppliers.
  • Collaborate with property management to resolve issues.

Job description

Service Manager | Windsor Kingstowne - Alexandria, VA

For the fifth year in a row, Windsor Communities is the recipient of the 2025 Kingsley Excellence Award achieving the top award for Overall Customer Service.

Compensation

Hourly: Starting at $32.14 - $40.17 per hour, depending on years of experience, tenure, and location. Annual Starting Comp: $66,851 - $83,553.

Bonus: Average bonus potential of 10% annual bonus.

Total Annual Starting Compensation Potential: $73,536 ($66,851 base + 10% bonus) to $91,908 ($83,553 base + 10% bonus).

Key Responsibilities
  • General Maintenance: Perform routine maintenance tasks including plumbing, electrical, HVAC, carpentry, and appliance repairs. Maintain property curb appeal and all pool/spa/fountains.
  • Work Orders: Complete work orders efficiently and ensure they are closed out within 24 hours. Assign work orders as necessary to team members. The system currently utilized is Yardi.
  • Unit Turnover: Prepare vacant units for new residents, including painting, cleaning, and necessary repairs. Work with vendors/contractors to manage the make‑ready process.
  • Emergency On‑Call Repairs: Respond to emergency maintenance requests and after‑hours calls in an on‑call rotation. Weekend work is a requirement.
  • Preventive Maintenance: Conduct regular inspections and preventive maintenance on all equipment and systems (e.g., HVAC, plumbing, electrical, Fire & Life Safety) to ensure proper functioning and prevent potential issues.
  • Safety and Compliance: Ensure compliance with all safety regulations and policies. Maintain a clean and safe working environment using proper PPE.
  • Inventory Management: Manage and track inventory of maintenance supplies and equipment. Order supplies, create purchase orders and process invoices.
  • Record Keeping: Maintain accurate records of maintenance activities, repairs and daily mechanical rounds. Utilize computer, smart phone, and tablet.
  • Customer Service: Interact with residents in a professional and courteous manner, addressing their concerns promptly and effectively. Support the company’s values and culture. Interact professionally with contractors, vendors, and suppliers.
  • Team Collaboration: Work closely with the property management team to identify and resolve maintenance issues.
Supervisory Responsibilities
  • Strong leadership, create a positive team environment, and maintain a strong sense of morale while being a positive role model.
  • Familiarity with budget monitoring and contract management.
  • Experience ordering supplies, creating purchase orders, and processing invoices.
  • Experience managing employees, scheduling and overseeing vendors, contractors and suppliers.

Your Skills & Experience
  • Education: High school diploma or GED. Technical training or certifications in relevant fields (e.g., HVAC, plumbing, electrical) preferred.
  • Experience:
    • Minimum of 5 years of experience in apartment maintenance or a related field.
    • Minimum of 2 years in a supervisory/leadership role.
    • Familiarity with budget monitoring and contract management.

    • Proficient in using hand and power tools.

    • Experience and ability using smart devices and property management software.
    • EPA Type II preferred or ability to become certified within 90 days of start date.

Physical Requirements
  • Ability to lift and carry up to 50 pounds.
  • Ability to stand, walk, bend, and climb stairs/ladders for extended periods.
  • Comfortable working in various weather conditions and environments.
