HOUSTON APARTMENT FOUNDATION in Houston seeks an experienced Apartment Property Manager to oversee a small portfolio (under 109 units) across dual sites. Responsibilities include leasing, budgeting, staff supervision, and ensuring regulatory compliance.

Strong emphasis on operations and resident relations with a focus on maintaining high occupancy. You will hire, train, and manage staff; set rental rates; attract tenants; enforce leases; monitor maintenance; and coordinate security.

Qualifications

• Minimum 2 years apartment manager experience.
• Tax Credit experience required.
• Bilingual preferred.
• Understand and complete property yearly budgets.
• Understand and complete budget variances and property financial expectations.
• Motivation for sales.
• Good negotiation skills.
• Familiarity with local, state, and federal laws and regulations.
• High organization and attention to detail.
• Professionalism and strong communication skills.
• Must have Android or iOS device for work apps.

Responsibilities

• Hire, train, develop, reward, and terminate staff.
• Advertise and fill vacancies; negotiate leases; secure premises.
• Set rental rates by surveying local rates and costs.
• Attract tenants by advertising, referrals, and showings.
• Contract with tenants; collect deposits.
• Collect rents, pay bills, forecast, budget, and analyze variances.
• Maintain property by addressing tenant issues and planning renovations.
• Oversee building systems and maintenance services.
• Contract security; enforce policies; respond to emergencies.
• Prepare data-driven reports and contribute to organizational goals.
