Job summary

Ghertner & Company is hiring an apartment maintenance technician to perform repairs, turnovers and preventative maintenance on property systems. You will troubleshoot HVAC, electrical circuits, and plumbing while coordinating with residents and teams.

Responsibilities include on-site inspections, snow removal, and assisting in REAC/HFA inspections. The role requires attention to detail and strong communication in a fast-paced environment.

Qualifications

• Minimum high school diploma or equivalent; tech or trade school is a plus.
• Two years apartment maintenance experience required to understand property management challenges.
• Able to work independently and in a team environment.
• Stable job history and professional appearance.
• Exposure to ammonia, bleach, Freon, chlorine, etc.
• Outdoor work with weather elements is routine.
• Able to lift 70 pounds.
• Able to use ladders up to 40 feet.

Responsibilities

• Performs repairs, troubleshoots systems, and completes preventative maintenance.
• Completes apartment turnovers including removal/installation of cabinets, flooring, fixtures, water heaters, sinks, toilets, etc.
• Adheres to standardized diagnostic approaches for preventative maintenance, system troubleshooting, HVAC systems, and electrical circuits.
• Participates in on-call emergency rotation and responds to emergencies as needed
• Assists in training Groundskeepers and entry-level Maintenance Technicians
• Troubleshoots all property systems, and performs or oversees repairs
• Conducts maintenance-related inspections and assists in REAC/HFA inspections
• Inspects vacant units ensuring turnovers are completed
• Uses maintenance software to track work orders, inventory, replacements, and preventive maintenance
• Ensures tools and equipment are in optimum condition
• Inspects subcontracted service providers and documents work quality
• Walks grounds and interior areas removing litter and debris
• Removes snow and ice from sidewalks and driveways
• Attends required training
• Completes repairs as directed
