Job summary

Endeavor Agency seeks a hands-on Maintenance Technician to join our Orange County portfolio based in Costa Mesa, CA. This on-site role covers field work across properties with occasional bids, invoices, and work-order tracking, typically 40 hours per week.

You will perform plumbing, electrical, drywall, flooring, HVAC, and exterior tasks, respond to routine and emergency requests, and ensure preventive maintenance while maintaining a clean, organized vehicle and parts inventory.

Maintenance Technician | Orange County, CA

Location: Costa Mesa, CA (on-site, with travel between properties)

Schedule: Full-time, 40 hours per week

About the Role

Endeavor Agency is partnering with an established single family and multifamily property management firm based in Orange County for a hands‑on Maintenance Technician to keep their managed properties running smoothly. Most of your time will be spent in the field, with some time dedicated to writing bids, generating invoices, and tracking work orders.

Maintenance Responsibilities:

Plumbing

• Repair and replace faucets, shut-off valves, supply lines, and P-traps
• Clear clogged drains, toilets, and garbage disposals
• Rebuild or replace toilet internals, wax rings, and flappers
• Diagnose and repair minor leaks and know when to elevate to a licensed plumber

Electrical (Basic)

• Replace outlets, switches, dimmers, and cover plates
• Install and repair light fixtures, ceiling fans, and exhaust fans
• Replace ballasts and retrofit fixtures to LED
• Reset breakers and GFCIs and troubleshoot dead circuits
• Test and replace smoke and CO detectors

Drywall, Paint & Finish Work

• Patch holes, tape, mud, texture-match, and sand
• Interior and exterior painting including cutting in, rolling, and spraying
• Caulking, sealing, and general finish carpentry
• Baseboard, trim, and molding repair and replacement
• Replace and repair cabinet hardware and drawer slides
• Install and adjust doors, hinges, closers, and thresholds
• Re-key, install, and repair locks, deadbolts, and smart locks
• Repair window screens, tracks, rollers, and sliding doors

Flooring

• Replace damaged tile, vinyl plank, and laminate
• Repair subfloor and transitions, basic carpet patching and stretching

HVAC (Basic)

• Replace filters, clean coils and condensate lines
• Change thermostats and troubleshoot basic no-heat and no-cool issues
• Identify issues requiring a licensed HVAC contractor

Exterior & Grounds

• Pressure washing, gutter clearing, and fence and gate repair
• Stucco patching and minor concrete repair
• Irrigation troubleshooting including sprinkler heads, valves, and timers
• Light landscaping and general property upkeep

Turnovers & General

• Complete unit turns including paint, patch, clean, and repair to rent-ready condition
• Respond to routine and emergency work orders
• Conduct preventive maintenance inspections and walkthroughs
• Maintain a clean, organized van and inventory of parts and tools

Administrative Responsibilities

• Create bids and estimates by scoping the job, measuring materials, pricing labor and parts, and producing clear written proposals
• Generate and submit invoices, track labor hours and material costs, and follow up on outstanding items
• Manage work orders by receiving, prioritizing, updating, and closing out tickets in property management software
• Source and purchase materials while maintaining vendor accounts and staying within budget
• Coordinate subcontractors by collecting bids, scheduling work, and verifying quality on completion
• Document work through before and after photos, written summaries, and inspection reports
• Track expenses and receipts and submit accurate records on schedule
• Communicate professionally with tenants, owners, and management in a timely and courteous manner
• Assist with compliance by helping maintain records for permits, safety requirements, and preventive maintenance schedules

Qualifications:

Required

• 3+ years of hands‑on maintenance or handyman experience
• Demonstrated ability across the trades listed above
• Valid California driver's license, clean driving record, and reliable transportation
• Comfortable with computers, email, smartphones, and property management or work order software
• Own basic hand and power tools
• Able to lift 50 lbs, climb ladders, and work in tight spaces, attics, and outdoors in varying conditions
• Strong communication skills and a professional demeanor with tenants and owners
• Must pass a background check

Preferred

• Experience with AppFolio property management platform
• Familiarity with California landlord‑tenant habitability standards
• EPA 608 certification or trade certifications
