Job summary

Steadfast Companies is seeking a Maintenance Technician in Anaheim, CA for part-time manual labor. The role reports to the Property Manager and Maintenance Supervisor to handle repairs, inspections, and routine maintenance while upholding safety standards.

Ideal candidates will have multi-tasking ability, strong communication, and field experience in carpentry, plumbing, or electrical work. Valid driver’s license and ability to lift up to 90 pounds are required.

Qualifications

• Experience in maintenance with carpentry, plumbing or electrical work.
• Ability to read and comply with MSDS for chemicals used.
• Strong organizational and communication abilities.
• Must lift up to 90 pounds and operate maintenance tools safely.

Responsibilities

• Follow OSHA and related guidelines to maintain compliance.
• Inspect the property regularly and report hazards and needed repairs.
• Complete maintenance service requests and document actions.
• Coordinate with Maintenance Supervisor for preventive maintenance.
• Support after-hours emergency responses per policy.
• Communicate supplies needs to supervisor and manage inventories.
• Assist with special projects and administrative tasks as needed.
• Maintain relationships with residents, vendors, and staff.
• Comply with fair housing and disability accommodation regulations.
• Substitute for other maintenance roles when required.

Important Relationships:The Maintenance Technician works to establish and maintain positive, productive relationships with industry professionals, suppliers, vendors, outside contractors servicing the community, residents, and site employees, ensuring consistent application of Community Policies.

KeyDutiesandResponsibilities:

• Be familiar and remain up to date with all OSHA and related agency guidelines to ensure100%compliance with all regulations.
• Inspect the property on a regular basis and report all safety hazards, property damage, andneeded repairs to Maintenance Supervisor.Follow up on repairs to verify completion andcompliance with OSHA, property insurance companies, government agencies, andcompanysafety policies and riskmanagement procedures.
• Ensure completion of all maintenance service requests from residents and follow-up withMaintenance Supervisor on service calls, keeping and filing all copies and relateddocumentation.
• CoordinatewiththeMaintenanceSupervisortoschedulepreventativemaintenanceworkandresident service requests.
• Followthecommunity preventativemaintenanceprogramregularly.
• Communicateneedofroutinesuppliesand materialstoMaintenanceSupervisor.
• Report all property issues and potential liabilities along with recommendations forsolvingsuchissues tomanagement staff.
• Handle any emergency that may arise on the community following Steadfast policies andprocedures.
• Be familiar with all relevant laws and agency regulations, including but not limited to those regarding fair housing, disability accommodations, landlord-tenant relationships, as they apply to the various procedural situations on the community.
• Assist with special projects and administrative tasks as directed by management staff.
• Reportallactsofvandalism,destructionofpropertyandsuspiciousbehaviortomanagement.
• Must be available for after-hours emergency calls.

• Must have the ability to stand and/or walk for long periods of time and climb stairs and ladders as necessary.
• Must have the ability to squat, bend and reach above shoulders.
• Must be flexible to work after-hours in emergency situations.
• Must maintain a valid Local State Driver’s License.
• Must maintain a working vehicle and current automobile insurance.
• Team player with a strong work ethic and ability to interact with a variety of people and personality types.
• Ability to solve problems involving residents, finances, equipment failure, and emergency situations while remaining calm, rational, and professional.
• Ability and willingness to substitute for any position when needed, from Maintenance Supervisor to janitor.
