Capstone Real Estate Services, Inc. is seeking an apartment maintenance technician in Victoria, TX.

The role involves diagnosing and repairing defects, completing the make-ready process for vacant units, and managing maintenance tasks with strict adherence to safety and code standards. The candidate should have at least one year of apartment maintenance experience, a valid driver’s license, and AC Certification I & II.

Qualifications

• Minimum one year of apartment maintenance experience.
• Valid driver’s license.
• AC Certification I.
• AC Certification II.

Responsibilities

• Completes assigned work orders generated from resident requests for service and preventative maintenance on the property by diagnosing the source or cause of the defect and making repairs.
• Completes the “make-ready” process to prepare vacant apartment homes for leasing by completing pre‑move‑out inspection, creating a punch list, scheduling vendors, obtaining supplies, completing tasks, and inspecting work.
• Follows procedures for accessing materials, tracking inventory, returning unused items, and notifying the maintenance supervisor about re‑ordering needs.
• Completes documentation and paperwork to document and track service requests.
• Assists in maintaining grounds, common areas, and amenities by cleaning and painting as needed.
• Supports cost‑cutting by fixing rather than replacing parts when possible and using tools efficiently.
• Performs preventative maintenance.
• Willing to work a flexible schedule and be on‑call.
