WPM is seeking an experienced Service Manager to lead maintenance operations at Catons Villas in Catonsville, MD. The role oversees daily maintenance, schedules contractors, handles work orders and turns, and ensures resident concerns are addressed promptly.

HVAC certification is strongly preferred and experience in residential multifamily maintenance is required. The position offers $30.00 per hour with a Monday–Friday schedule and 24/7 on-call availability.

Qualifications

• High School Diploma or equivalent.
• Minimum 5 years of experience in residential multifamily or facility maintenance.

Responsibilities

• Diagnose and repair HVAC, electrical, plumbing, carpentry, drywall, flooring, and general maintenance.
• Manage unit turnover and move-in/move-out processes.
• Oversee work order systems, ensuring timely completion and updates.
• Conduct regular property inspections to identify maintenance needs.
• Coordinate and schedule contractors, vendors, and third-party services.
• Execute routine preventative maintenance to extend equipment life.
• Collaborate with Property Manager on project updates and progress.
• Ensure compliance with company policies, safety standards, and goals.

Apartment Maintenance Supervisor- Catons Villas

WPM is seeking an experienced Service Manager to lead the maintenance operations at Catons Villas in Catonsville, MD. The Service Manager will oversee daily maintenance operations, schedule and manage contractors and vendors, handle work orders and apartment turns, and ensure resident concerns are addressed promptly. Previous residential maintenance management experience and HVAC Certified is required

$30.00 per hour
Schedule: Monday-Friday, with 24/7 on-call availability

Key Responsibilities:

• Diagnose and perform repairs in HVAC, electrical, plumbing, carpentry, drywall, flooring, and general maintenance
• Manage unit turnover and move-in/move-out processes
• Oversee work order systems, ensuring timely completion and accurate updates
• Conduct regular property inspections to identify and address maintenance needs
• Coordinate and schedule contractors, vendors, and third-party services
• Execute routine preventative maintenance to extend equipment and property life
• Collaborate with the Property Manager on project updates, unit turns, and work order progress
• Ensure compliance with company policies, safety standards, and operational goals

Required Knowledge, Skills & Abilities:

• HVAC Certification strongly preferred, or willingness to obtain within 6 months of employment
• Proficiency in plumbing, electrical, and carpentry
• Knowledge of OSHA safety rules and regulations
• Strong time management and prioritization skills
• Excellent written and verbal communication abilities
• Superior customer service skills, with professionalism in handling resident concerns
• Comfort with technology and work order management systems
• Valid driver's license and reliable transportation required

Education & Experience:

• High School Diploma or equivalent
• Minimum 5 years of experience in residential multifamily or facility maintenance
