Job summary

Monarch Investment and Management Group is seeking an experienced Maintenance Supervisor for West Haven Apartments in Omaha, NE. The role is hands-on and requires leading the maintenance team to keep units rent-ready, handle HVAC tasks, and uphold Monarch’s maintenance standards.

You will work closely with the Property Manager on budgets, supervise 3+ staff, and ensure timely completion of work orders across a 24/7 on-call schedule.

Qualifications

• 2+ years in maintenance, including multi-family housing
• HVAC and EPA Certification required
• Experience supervising 3+ employees
• Plumbing, electrical, carpentry, and appliance repair knowledge
• Budgeting and vendor coordination experience

Responsibilities

• Ensure all work orders are completed timely by priority
• Make ready / turning units between tenants
• Painting and staining interior/exterior
• Work with Property Manager on monthly budget review
• Manage preventive maintenance program
• Exterior structural maintenance as needed
• Oversee 24/7 emergency coverage
• Assist in capital projects and 3rd party bids

Pay: $29–$32/hr + Up to $4,000/yr Bonuses

Schedule: Mon–Fri 8–5 | On‑call every 4 weeks (2 properties)

Monarch Investment & Management Group is hiring an experienced Maintenance Supervisor to lead the maintenance operations at West Haven Apartments. This is a hands‑on leadership role responsible for repairs, make‑readies, HVAC work, team development, and ensuring the property meets Monarch’s maintenance standards.

What We Need:

• Ensure all work orders are completed in a timely manner based on priority
• Make ready / turning units in between tenants
• Painting/Staining both interior and exterior applications
• Working hand in hand with the Property Manager on a monthly budget review
• Manage and adapt a preventative maintenance program
• Exterior structural maintenance as needed
• Managing coverage of a 24/7 emergency cell phone
• Pool maintenance (where applicable)
• Assist in capital projects including but not limited to rehab and/or major repairs
• Assist in managing 3rd party vendors including gathering 3 bids for projects

What You Need:

• 2+ years’ experience in maintenance, including 2+ years in multi-family housing
• HVAC and EPA Certification required
• CPO Certification strongly preferred
• Experience managing/supervising 3+ employees
• Drywalling including painting and carpentry
• Working knowledge of plumbing including sweating copper pipe
• Working knowledge of electrical including outlets, switches and light fixtures
• Working knowledge to repair and/or diagnosis of appliances including refrigerators, stoves, dishwashers and garbage disposal
• Water heater knowledge both electric and gas
