Monarch Investment and Management Group in Baton Rouge, LA is seeking an on-site Apartment Maintenance Supervisor with HVAC certification. This full-time role will lead maintenance operations, perform inspections, readies, and HVAC repairs, and coordinate a team to uphold property standards.

The ideal candidate has 2+ years in multi-family maintenance, EPA/HVAC certs, and the ability to manage vendors and budgets. On-call rotation every 3rd week, strong benefits included.

Qualifications

• Minimum 2+ years in maintenance, including multi-family housing.
• HVAC and EPA certification required; strong HVAC troubleshooting.
• Experience supervising 3+ employees.
• Drywalling, painting and carpentry skills.
• Plumbing, electrical, appliance repair knowledge.
• Water heater knowledge (electric and gas).

Responsibilities

• Complete work orders in a timely manner based on priority.
• Make ready / turning units between tenants.
• Paint / stain interior and exterior surfaces.
• Assist monthly budget review with Property Manager.
• Manage a preventative maintenance program.
• Exterior structural maintenance as needed.
• Cover a 24/7 emergency cell phone.
• Pool maintenance where applicable.
• Assist in capital projects including rehab and major repairs.
• Assist in managing 3rd party vendors and gather bids.

Apartment Maintenance Supervisor HVAC Certified | Baton Rouge, LA | Full-Time | On-site

Pay: $25.00 to $30.00 an hour + Bonuses up to $4,000+ a year
Schedule: Monday through Friday, 8:00AM to 5:00PM with on-call rotation every 3rd week

This is a hands-on Maintenance Supervisor role. Responsible for property inspections, make readies, work orders, general maintenance including HVAC repair, developing and leading a team, supply ordering, and vendor scheduling. The position is responsible for ensuring that the physical aspects of the property meet established standards. See other bulleted responsibilities below.

What We Need:

• Ensure all work orders are completed in a timely manner based on priority
• Make ready / turning units in between tenants
• Painting/Staining both interior and exterior applications
• Working hand in hand with the Property Manager on a monthly budget review
• Manage and adapt a preventative maintenance program
• Exterior structural maintenance as needed
• Managing coverage of a 24/7 emergency cell phone
• Pool maintenance (where applicable)
• Assist in capital projects including but not limited to rehab and/or major repairs
• Assist in managing 3rd party vendors including gathering 3 bids for projects

What You Need:

• 2+ years’ experience in maintenance, including 2+ years in multi-family housing
• HVAC and EPA Certification required- strong HVAC troubleshooting experience is essential
• CPO Certification preferred
• Experience managing/supervising 3+ employees
• Drywalling including painting and carpentry
• Working knowledge of plumbing including sweating copper pipe
• Working knowledge of electrical including outlets, switches and light fixtures
• Working knowledge to repair and/or diagnosis of appliances including refrigerators, stoves, dishwashers and garbage disposal
• Water heater knowledge both electric and gas
