Job summary

Irvine Company Apartment Communities is seeking a Service Manager I to oversee maintenance operations for up to 500 apartment homes, lead a maintenance team, and ensure service requests, preventative maintenance, and turnovers are completed to high standards.

Responsibilities include budgeting, inventory, safety and OSHA compliance, vendor coordination, and driving KPIs while delivering excellent customer service across multiple communities.

Qualifications

• EPA 608 Core and Type II certification required.
• High School Diploma or GED (or equivalent experience).
• 2–5 years of relevant maintenance or property management experience.

Responsibilities

• Hires, trains, coaches and manages the performance and development of team members, ensuring established performance metrics and objectives are achieved.
• Anticipates customer’s needs, models excellent customer service, and empowers Associates to take ownership and resolve questions and concerns promptly and professionally.
• Supervises and ensures community common areas, grounds and vacant units are consistently maintained to company standards, proactively identifying and resolving any potential hazards.
• Drives efficient and high-quality community maintenance operations by managing all work order completion, unit turnover processes, preventative maintenance, vendor and project coordination, inventory and purchasing/invoicing, ensuring accurate documentation in the appropriate operating platform.
• Drives team performance toward achieving and exceeding financial metrics and Key Performance Indicators (KPIs) through strategic planning, resource allocation, and performance monitoring.
• Oversees financial and operational compliance ensuring accuracy through regular audits, walks and discrepancy resolution
• Performs field duties, including but not limited to, completing service appointments, unit turns, preventative maintenance, amenity cleaning and inspections.
