Job summary

AIR Communities is hiring an Apartment Maintenance Manager for our Denver, CO community. You will lead the maintenance team, oversee vendor relationships, preventative maintenance, apartment turns, and respond to resident service requests to keep our communities well maintained.

The role requires at least 3 years of technical maintenance in property management, 1–3 years leading a team, and the ability to work a flexible schedule.

Qualifications

• At least 3 years of experience with technical maintenance and facilities management in the property management industry.
• 1-3 years of experience leading a team of people in customer service and asset maintenance.
• A reliable mode of transportation.
• Ability to work a flexible schedule including evenings, weekends, 7-day work weeks (depending on community needs and seasonality), and on-call shifts (at least one week a month).
• Comfort with physical activity as you must be able and willing to move heavy equipment and machinery
• Ability to read, write, and speak English

Responsibilities

• Lead and develop a team of 1+direct reports
• Provide exemplary service to residents and team members
• Manage all aspects of property maintenance which includes vendor relationships, service staff, preventative maintenance, apartment turns, and resident service requests
• Communicate property maintenance and capital needs to management and ensure maintenance and capital needs are addressed
• Ensure property follows / in compliance with AIRoperating procedures/guidelines, regulations, and other compliance matters including those related to Environmental Health & Safety
• Manage budget efficiently to maximize return on investment while maintaining highest level of quality and customer service
