Job summary

AIR Communities is hiring an Apartment Maintenance Manager for the Villages at Raleigh Beach community in Raleigh, NC. You will lead a maintenance team, oversee vendor relationships, preventative maintenance, and apartment turns to ensure top-notch resident experiences.

The role requires 3+ years of technical maintenance in property management, 1–3 years of team leadership, and a flexible schedule. On-site living benefits and comprehensive benefits are available.

Qualifications

• At least 3 years of experience with technical maintenance and facilities management in the property management industry.
• 1-3 years of experience leading a team of people in customer service and asset maintenance.
• A reliable mode of transportation.
• Ability to work a flexible schedule including evenings, weekends, 7-day work weeks (depending on community needs and seasonality), and on-call shifts (at least one week a month).
• Ability to read, write, and speak English.

Responsibilities

• Lead and develop a team of 1+ direct reports.
• Provide exemplary service to residents and team members.
• Manage all aspects of property maintenance including vendor relationships, service staff, preventative maintenance, apartment turns, and resident service requests.
• Communicate property maintenance and capital needs to management and ensure needs are addressed.
• Ensure property compliance with AIR operating procedures, regulations, and EH&S requirements.
• Manage budget efficiently to maximize ROI while maintaining high quality and service.
