Job summary

AIR Communities is seeking an Apartment Maintenance Manager for our Miami, FL community. The role focuses on leading a maintenance team to ensure a high-quality living environment and timely responsiveness to resident service requests.

You will oversee vendor management, preventative maintenance, and apartment turns, while aligning with air operating procedures, safety guidelines, and budget goals. The position offers an on-site apartment discount and additional benefits.

Qualifications

• At least 3 years of maintenance and facilities management in property management.
• 1–3 years of experience leading a customer service/asset maintenance team.
• Ability to work a flexible schedule including evenings, weekends and on-call shifts.
• Ability to read, write, and speak English.

Responsibilities

• Lead and develop a team of 10+ direct reports.
• Provide exemplary service to residents and team members.
• Manage all aspects of property maintenance including vendor relationships, service staff, preventative maintenance, apartment turns, and resident service requests.
• Communicate property maintenance and capital needs to management and ensure needs are addressed.
• Ensure property follows AIR operating procedures, regulations, and environmental health & safety guidelines.
• Manage budget to maximize ROI while maintaining quality and service.
